Compliance, Quality & Risk

• Ensure projects comply with relevant health and safety legislation, CDM requirements, planning and building regulations, landlord requirements and Black Sheep Coffee standards.
• Confirm that appropriate risk assessments, method statements, insurances, statutory approvals and completion documentation are in place.
• Monitor quality throughout construction, manage snagging and defects, and ensure all actions are closed within agreed timescales.
• Maintain complete project records, including approvals, drawings, warranties, certificates, operating manuals and handover documentation.

Brand, Compliance & Asset Management

• Complete structured brand and compliance audits across corporate and franchise stores, recording evidence, actions, owners and deadlines.
• Agree corrective action plans with Operations and franchise partners, monitor completion and escalate material or repeated non-compliance.
• Use store condition, maintenance trends, operational priorities and commercial performance to prioritise refurbishment, lifecycle replacement and other capital investment.
• Work with Facilities and Operations to resolve recurring asset issues and confirm completed investments deliver the intended outcome.

Reporting, Governance & Stakeholder Management

• Provide concise and accurate updates on programme, budget, risk, decisions and actions through agreed project reporting and KPI dashboards.
• Maintain accurate information and document control within the company’s project management systems, operating within agreed procurement, financial approval and delegation of authority requirements.
• Build trusted stakeholder relationships and continually improve project standards, specifications, processes and cost benchmarks as the estate grows.

Requirements

• At least five years’ relevant experience in construction project management, quantity surveying or a closely related discipline, ideally within a multi-site retail, hospitality or food and beverage business.
• Demonstrable experience delivering fit-out, refurbishment or new opening projects from cost planning through to handover and final account.
• Strong commercial and quantity surveying capability, including estimating, tender analysis, valuations, variation control and final account negotiation.
• Sound understanding of construction contracts, procurement, health and safety, CDM, statutory compliance and project risk management.
• Commercially aware and solutions-focused, with the planning, organisational and systems skills to manage multiple live projects with disciplined reporting and document control.
• Confident communicator and negotiator, able to challenge constructively and work effectively with franchise partners, contractors, consultants and senior stakeholders.
• Full UK driving licence and willingness to travel extensively across the territory from north of Birmingham through to Scotland, including occasional out-of-hours work where project delivery requires it.

A degree or professional qualification in Quantity Surveying, Construction Management or a related discipline, and membership of RICS, CIOB or an equivalent professional body, would be advantageous but is not essential.
