About BGR Modular Classrooms

BGR Modular Classrooms designs and builds high-quality, permanent education buildings for schools, academies, trusts and local authorities.

Unlike traditional factory-built modular buildings, our classrooms are predominantly constructed on site using modern timber-frame construction methods. This gives us greater flexibility over design, specification and site constraints while delivering high-quality, energy-efficient learning environments.

As we expand across London, The Home Counties and beyond, we are looking for an experienced Contracts Manager to take responsibility for the successful delivery of multiple classroom projects.

The Role

This is a hands-on construction management role.

You will take responsibility for our projects once they move into the construction phase, managing the independent building contractors and specialist trades delivering BGR Modular Classroom projects across London and the Home Counties.

We are particularly interested in someone who has come through the carpentry trade and has progressed into site, project or contracts management.

You should be comfortable walking onto a timber-frame project and immediately understanding whether the structure is being built correctly. You will need a strong eye for workmanship, sequencing and detail and the confidence to challenge contractors where standards are not being met.

You will act as the link between BGR, our contractors, suppliers, professional team and client, ensuring every project is delivered safely, correctly, on programme and to the BGR standard.

Key Responsibilities

You will be responsible for:

  • Managing multiple classroom construction projects across London and the Home Counties.
  • Managing and coordinating BGR's approved building contractors and specialist subcontractors.
  • Taking projects from pre-start through construction, snagging and final handover.
  • Reviewing drawings, specifications and construction information before works commence.
  • Ensuring contractors fully understand the BGR construction methodology and required quality standards.
  • Monitoring timber-frame construction, structural carpentry, floors, walls, roofs, openings and associated works.
  • Checking workmanship throughout the build rather than relying solely on end-of-project snagging.
  • Managing project programmes and ensuring contractors maintain agreed timescales.
  • Coordinating materials, deliveries and specialist subcontractors with the wider BGR team.
  • Identifying potential delays or construction problems early and implementing solutions.
  • Carrying out regular site inspections and recording progress.
  • Managing snagging and ensuring defects are rectified quickly.
  • Maintaining excellent communication with schools and other client representatives throughout construction.
  • Ensuring sites remain professional, organised and appropriate for working within operational school environments.
  • Working closely with BGR's design, operations and commercial teams.
  • Supporting the assessment and onboarding of new regional building contractors as BGR expands.
  • Reviewing contractor performance and helping BGR build a reliable network of long-term construction partners.

Carpentry & Construction Experience

A strong practical understanding of construction is essential.

Our preferred candidate will have originally trained as a carpenter/joiner before progressing into supervisory or management positions.

You should have strong knowledge of:

  • Timber-frame construction
  • Structural carpentry
  • Floor and roof joists
  • Wall construction
  • Roof structures
  • Sheathing and membranes
  • Windows and external doors
  • Internal carpentry and finishing
  • Cladding systems
  • Insulation and airtightness
  • First and second fix
  • General construction sequencing

You do not need to physically build the classrooms yourself, but you must understand how they should be built and be able to recognise poor workmanship before it becomes a bigger problem.

What We're Looking For

The ideal candidate is likely to have:

  • A carpentry or joinery trade background.
  • Significant wider construction experience.
  • Previous experience as a Contracts Manager, Project Manager, Site Manager or Senior Site Manager.
  • Experience managing subcontractors and independent building contractors.
  • Experience managing multiple projects simultaneously.
  • Strong knowledge of timber-frame construction.
  • Excellent understanding of construction sequencing.
  • A strong eye for quality and detail.
  • The confidence to challenge poor workmanship.
  • Good organisational and programme-management skills.
  • Strong communication skills with both tradespeople and professional clients.
  • A practical, solutions-focused approach to construction problems.
  • Good understanding of health & safety and site management requirements.
  • Full UK driving licence and willingness to travel throughout London and the Home Counties.

Experience within schools, education, modular buildings or MMC would be advantageous but is not essential.

The Person

We are looking for someone who combines trade knowledge with management ability.

You might have spent the early part of your career on the tools before progressing through Site Supervisor, Site Manager or Project Manager roles.

You'll know what good carpentry looks like.

You'll understand how a timber building goes together.

You'll be able to communicate with builders in practical construction language while also being comfortable sitting down with a headteacher, architect, surveyor or local authority representative.

Most importantly, you'll take ownership of your projects.

If something isn't right, we expect you to spot it, address it and make sure it gets resolved.
