Location: Greater Manchester & North West (Multi-Borough Working) Salary: Competitive, dependent on experience Job Type: Full-Time, Permanent (40 hours per week, 8am - 4:30PM)

About Us KDB Services Ltd is a family-run construction company based in Bury, delivering high-quality adaptation, refurbishment, maintenance, and construction projects across the North West. We have built a strong reputation for quality workmanship, effective project management, and excellent customer service, particularly within occupied residential properties and public-sector environments. Due to continued growth, we are looking to recruit an experienced Contracts Manager to oversee our expanding adaptations contracts operating across multiple local authority boroughs.

The Role The successful candidate will be responsible for the day-to-day management and delivery of disabled adaptation works, including wet rooms, access improvements, property adaptations, and associated building works. You will work closely within our office team and alongside site operatives, subcontractors, local authority representatives, and residents to ensure projects are delivered safely, on time, within budget, and to a high standard.

Key Responsibilities

  • Manage multiple adaptation projects across various boroughs.
  • Coordinate labour, materials, subcontractors, and resources.
  • Liaise with clients, occupational therapists, surveyors, local authorities, and residents.
  • Carry out site visits, progress monitoring, and quality inspections.
  • Ensure works are delivered in compliance with Health & Safety legislation and company procedures.
  • Monitor programme performance and resolve issues proactively.
  • Support pricing, variations, procurement, and cost control activities.
  • Maintain accurate project records and reporting.
  • Foster strong working relationships between office staff, site teams, suppliers, and clients.

Essential

  • Proven experience in a Contracts Manager, Site Manager, or similar construction management role.
  • Strong understanding of domestic building works and construction techniques.
  • Good working knowledge of plumbing and joinery.
  • Strong IT and computer skills, including proficiency in Microsoft Excel and the full Microsoft Office suite (Outlook, Word, Excel, Teams, and SharePoint).
  • Excellent organisational and communication skills.
  • Ability to manage multiple projects simultaneously.
  • Strong leadership skills with a collaborative approach.
  • Ability to build positive relationships with both office-based staff and site operatives.
  • Full UK Driving Licence.

Desirable

  • Experience delivering disabled adaptations or social housing projects.
  • SMSTS qualification.
  • First Aid at Work qualification.
  • Knowledge of CDM Regulations and Health & Safety requirements.
  • Experience working with local authorities and housing providers.
