About The Role:

We are looking for an experienced Construction Manager to oversee the delivery of a new mezzanine office within an existing warehouse on a secure site in Bristol.

You will manage day-to-day construction activities, coordinating architectural fit-out, mechanical and electrical services, IT, AV and physical security installations. Working closely with the Project Manager, client and specialist subcontractors, you will ensure works are delivered safely, to specification, within programme and budget.

Key Responsibilities

  • Manage site delivery from mobilisation through to testing, commissioning and handover.
  • Coordinate subcontractors, labour, materials and equipment, ensuring works follow the agreed programme.
  • Oversee architectural fit-out, including partitions, suspended ceilings, raised access floors, other flooring, windows, doors, ironmongery, finishes and joinery.
  • Coordinate HVAC, controls and BMS installations, alongside hot and cold water services and foul drainage.
  • Coordinate electrical power distribution, lighting, emergency lighting, fire alarms, containment, earthing and bonding.
  • Manage interfaces with structured cabling, comms room fit-out, cable management and AV installations.
  • Coordinate access control, CCTV, intruder detection and associated security infrastructure.
  • Review drawings and specifications, identify clashes and resolve site queries with the project and design teams.
  • Review risk assessments and method statements, coordinate permits to work and monitor compliance with site safety requirements.
  • Inspect workmanship, maintain quality records and manage snagging.
  • Monitor progress, report risks and delays, and agree corrective actions.
  • Record changes and support the Project Manager with variations, cost control and progress reporting.
  • Coordinate testing and commissioning activities, ensuring completion records, as-built information and handover documentation are provided.
  • Ensure all personnel follow site security procedures and access requirements.

Skills And Experience

  • Proven experience managing construction and commercial fit-out projects as a Construction Manager or Site Manager.
  • Experience coordinating architectural works and M&E installations across multiple subcontractors.
  • Strong understanding of construction sequencing, technical drawings and specifications.
  • Experience delivering works within existing buildings and managing interfaces with ongoing site activities.
  • Good working knowledge of health and safety requirements and CDM Regulations.
  • Experience managing programmes, quality inspections, snagging and handover.
  • Strong organisational, communication and problem-solving skills.
  • Relevant construction qualification or equivalent practical experience.
  • SMSTS, an appropriate CSCS card and a current First Aid at Work qualification.
  • Experience working on secure government or defence sites would be advantageous.

Security Clearance

We would ideally like candidates who already hold Security Check (SC) clearance and are willing to undergo Enhanced Security Check (eSC) vetting. Obtaining and maintaining eSC clearance is essential for this role.
