Works Delivery Manager
Location: South Essex (26 railway stations)
Type: Permanent
Additional Requirements: Occasional out-of-hours working and participation in an on-call rota.
The Role
We are looking for a proactive Works Delivery Manager to oversee the delivery of reactive and planned preventative maintenance (PPM) activities across a portfolio of 26 railway stations in South Essex.
You will be responsible for managing building fabric and civils works, coordinating operatives and subcontractors, ensuring KPI performance, and maintaining excellent client relationships.
Key Responsibilities
- Manage reactive and PPM maintenance activities.
- Plan and schedule works across multiple sites.
- Lead and support operatives through briefings, technical guidance, and audits.
- Manage subcontractors and monitor quality of delivery.
- Coordinate materials, plant, vehicles, and tools.
- Ensure contractual KPIs and service levels are achieved.
- Assess maintenance requirements and provide recommendations.
- Prepare quotations and manage client instructions.
- Act as the main point of contact for client communications and reporting.
- Ensure all systems, records, and documentation remain accurate and up to date.
- Promote high standards of health, safety, and compliance.

Essential Skills & Experience
- Experience managing maintenance, construction, or civils works.
- Strong technical knowledge of building fabric and construction.
- Excellent organisational and planning skills.
- Ability to manage multiple priorities and workstreams.
- Experience managing operatives and subcontractors.
- Strong client-facing and communication skills.
- Competent IT skills, including Microsoft Office.
Desirable
- Rail or infrastructure sector experience.
- PTS (Personal Track Safety) certification.
- Experience working within KPI-driven contracts.
- Health & Safety qualifications such as SMSTS, IOSH, or NEBOSH.

What We're Looking For
A hands-on and organised manager who can balance operational delivery, resource planning, and client expectations while ensuring works are completed safely, efficiently, and to a high standard. Experience within rail is preferred, but candidates from construction, facilities management, or civils backgrounds will also be considered.
