Construction Manager

Role Overview

We are seeking a Construction Project Manager to support the delivery and oversight of internal and external repair, maintenance, and refurbishment works across our residential portfolio in London.

The role combines project delivery, defect diagnosis, and technical advisory support to asset and property management teams.

Work Description

  • Manage planned and reactive works across the portfolio, including internal and external refurbishments and maintenance works such as façades, roofs, and windows and apartment upgrades
  • Procure contractors through tendering processes and manage their performance on site
  • Act as Contract Administrator under JCT forms of contract
  • Carry out regular site visits to monitor progress, quality, and compliance with specifications
  • Manage project programs, costs, and risks to ensure delivery within agreed parameters

Undertake inspections and defect diagnosis, producing clear technical reports and specifications.

Advise on statutory and legal matters including,

  • Party Wall Acts
  • Lease compliance
  • Building Regulations
  • Construction (Design and Management) Regulations 20215
  • Town and Country Planning Act

Provide technical advice to asset managers and property managers on maintenance strategies, lifecycle planning, and capital expenditure decisions.

Reviewing and providing advice on technical due diligence for potential acquisitions, assessing the condition, performance, and risks of residential and commercial properties including advising on refurbishment and development costs.

Who You Are

We are looking for someone who is proactive and organized with strong attention to detail, and who is able to work independently while collaborating with wider teams.

The ideal candidate will have:

  • Experience in a similar role within residential or mixed-use property
  • Strong knowledge of building construction, defects, and refurbishment works
  • Experience administering JCT contracts and managing contractors
  • Ability to manage multiple projects simultaneously across a portfolio
  • Good commercial awareness and cost control capability
  • Strong communication skills with the ability to advise non-technical stakeholders
  • Proficient in report writing and specification preparation

Qualifications

  • Degree in Building Surveying or a related discipline preferred
  • MRICS desirable but not essential
