Project Director - Major London Regeneration

Location: Kensington, London
Start: November 2026
Duration: 5-month minimum contract, likely to extend

A major London regeneration project is seeking an experienced Project Director to lead the final stages of delivery and close-out of a landmark mixed-use development in West London.

With the main contractor’s works now substantially complete, the role will take ownership of the remaining construction, commercial and operational close-out activities, ensuring a smooth transition from project delivery into fully operational assets.

The role

Reporting into the project’s key ownership and operating stakeholders, you will provide senior leadership across:

  • Project close-out & construction management – overseeing remaining works, including insurance repair works, and Day 2/Day 3 packages
  • Practical Completion & handover – driving completion, testing, commissioning, certification and handover documentation
  • Commercial closure – leading final accounts, variations, claims, contingency and project cost reporting
  • Risk & governance – managing outstanding risks, contractual obligations and approvals
  • Defects management – overseeing resolution of critical defects and contractor performance
  • Operational readiness – ensuring FM and operational teams are fully prepared for transition
  • Stakeholder management – engaging confidently with investors, funders, development teams, occupiers, operators and local authorities
  • Final project closure – ensuring all contractual, statutory, documentation and sign-off requirements are completed

About you

We are looking for a Senior Project Manager/Project Director with significant experience managing complex developments through the final stages of delivery and into operational handover.

You will need to demonstrate:

  • Strong major-project construction and close-out experience
  • Excellent commercial and contractual understanding
  • Proven experience managing Practical Completion and handover
  • Strong investor, funder and senior stakeholder management skills
  • The gravitas to lead consultants, contractors and operational teams
  • Experience working across complex mixed-use, hospitality, commercial or regeneration projects
  • A pragmatic, hands-on approach to resolving issues and driving projects to completion
