Construction Project Manager – Residential Development

About Helios Capital

Helios Capital is a privately owned, London-based property development and investment company specialising in design-led residential projects across the living sector. Our focus is predominantly on opportunities across West, South West and North West London, ranging from the refurbishment and conversion of existing buildings through to new-build residential developments. We are a small, entrepreneurial and hands-on developer, managing projects throughout the full development lifecycle from acquisition and planning through design, construction and sales.

The Role

We are looking for an experienced and highly motivated Construction Project Manager to join Helios Capital and work directly with the founder in delivering our residential development projects. This is a hands-on construction delivery role. Helios Capital will act as the main contractor on its developments, directly procuring and managing subcontractors and individual trade packages rather than appointing a traditional main contractor. The successful candidate will therefore take day-to-day responsibility for the construction process, coordinating the professional team and managing subcontractors from pre-construction and procurement through to practical completion and handover.

This is not a purely client-side project management position. We are looking for someone who understands how to plan, procure and physically deliver construction projects, who is comfortable being regularly on site and who can take ownership of programme, quality, cost and subcontractor performance.

Key Responsibilities

  • Manage the day-to-day construction delivery of residential projects from pre-construction through to completion and handover.
  • Develop and manage detailed construction programmes, sequencing and short-term look-ahead programmes.
  • Work with the QS to prepare trade packages, tender works and procure subcontractors directly.
  • Manage subcontractors and individual trade packages throughout construction.
  • Coordinate subcontractors, materials, deliveries and site logistics to maintain programme.
  • Coordinate architects, structural engineers, M&E consultants and the wider professional team.
  • Manage design information and identify outstanding information required to keep construction progressing.
  • Chair and manage site, subcontractor and design coordination meetings.
  • Undertake regular site inspections and maintain high standards of workmanship and quality control.
  • Monitor subcontractor performance against programme and take action where works fall behind.
  • Work with the QS to monitor project costs, subcontractor valuations, variations and final accounts.
  • Identify construction, design and programme issues early and drive them through to resolution.
  • Coordinate Building Regulations, building control, planning conditions and other statutory requirements with the consultant team.
  • Oversee health & safety procedures and ensure appropriate site standards and documentation are maintained.
  • Manage snagging, commissioning, practical completion and handover.
  • Provide concise programme, cost and progress reporting directly to the founder.

About You

We are looking for someone with strong experience delivering high-quality residential construction projects, ideally within London. Crucially, candidates should have experience working for a main contractor, construction manager or developer acting as its own main contractor, with direct responsibility for subcontractor and trade-package management. You should have:

  • Strong practical construction knowledge and understanding of sequencing and buildability.
  • Experience procuring and managing subcontractors and individual trade packages.
  • The ability to read and interrogate architectural, structural and M&E drawings.
  • Strong programme management and organisational skills.
  • Good commercial awareness, including an understanding of valuations, variations and construction costs.
  • The ability to coordinate design information with what is happening on site.
  • High standards of quality control and attention to detail.
  • The confidence to manage and challenge subcontractors and consultants and drive the programme forward.
  • A proactive, practical and solutions-focused approach.
  • Strong communication and reporting skills.

A relevant construction, engineering, surveying or property qualification would be beneficial; however, practical construction experience and a proven ability to successfully deliver residential projects are more important to us.
