About AND
AND is a multidisciplinary placemaking and regeneration consultancy, bringing together commercial, cultural, socioeconomic, and engagement expertise.
We combine robust evidence, creative strategy, and practical delivery to shape successful places. We work across the property lifecycle to help clients understand need, strengthen planning cases, define viable and distinctive places, and deliver lasting commercial and social impact.
Our growing team of 15 people includes built environment professionals with a wide range of expertise and professional backgrounds. The work that we do is hugely varied and no two days are the same. We work across the public and private sectors and clients include some of the UK’s largest real estate developers, local authorities, funds, and business improvement districts.
We work on a huge variety of projects including major mixed-use masterplans, residential schemes, industrial and light industrial sites, office-led and commercial schemes, hotels, data centres, and high streets and public realm.
At AND, we have four core service areas:
Commercial & Leasing
Commercially grounded strategies, curation, and leasing advice that support viable, active, and resilient places.
Place & Culture
Place visions, cultural strategies, public art, and creative delivery that build identity, activity, and long-term value.
Socio-Economics & Social Value
Conclusive evidence and impact assessments required for planning submissions which support positive social outcomes.
Engagement & Communications
Inclusive engagement, co-design, and communications that reach diverse audiences, generate meaningful feedback, and build support.

I’m in my final year doing Economics and I don’t know whether to apply for grad schemes now or do a masters first. What do you think?
Honest answer — it depends on where you want to end up. A lot of top grad schemes (Big 4, civil service, banking) don’t need a masters. Let’s look at the ones you’d be competitive for now, and we can decide if a masters actually adds anything.
Also worth knowing: most autumn 2026 applications are open now. Timing matters more than you think.

Grad scheme, placement, apprenticeship? Not sure what you want yet — that's fine. Your agent talks it through with you and turns "I have no idea" into a shortlist.
