Due to continued growth, we are seeking an experienced Contract Manager to join our team.
Role Purpose
JMPM is seeking an experienced and highly organised Contract Manager to take day-to-day responsibility for the successful delivery of our Engineering Services Maintenance Contract across a varied property portfolio.
The Contract Manager will be the principal operational link between JMPM, the Client, our engineers and specialist supply chain partners.
This is a hands-on management position requiring someone who takes ownership. The successful candidate will ensure that statutory compliance, tenant and occupier experience, service quality and communication remain at the forefront of the contract.
The role will initially have a strong mobilisation and improvement focus, including reviewing existing assets and records, identifying outstanding issues and establishing robust processes from the outset.
Key Responsibilities
- Take overall day-to-day responsibility for delivery and performance of the contract.
- Build a strong, professional working relationship with the Client, their Facilities Management team and building occupiers.
- Act as the primary point of escalation for operational, engineering and service-related matters.
- Ensure statutory compliance is maintained as a priority, with accurate certification, records and supporting evidence available at all times.
- Manage the planned preventative maintenance programme across mechanical, electrical and public health assets in accordance with the contract and applicable SFG20 requirements.
- Manage reactive maintenance and emergency call-outs, ensuring works are appropriately prioritised, communicated and completed within contractual service levels.
- Ensure tenants and building occupiers are kept appropriately informed where engineering works, breakdowns or service interruptions affect them.
- Take ownership of the initial contract mobilisation and clean-up programme, identifying legacy issues, incomplete records, asset discrepancies, outstanding defects and areas requiring improvement.
- Coordinate engineers, supervisors, subcontractors and specialist service providers to ensure works are delivered safely, professionally and efficiently.
- Review engineer and subcontractor reports, ensuring recommendations and remedial works are identified, progressed and closed out.
- Maintain accurate information within JMPM's CAFM/helpdesk systems and ensure job records, reports and certification are complete.
- Monitor contract KPIs and service levels, identifying potential failures before they occur and implementing corrective actions where required.
- Produce clear and accurate monthly client reports covering PPM performance, reactive works, compliance, outstanding actions, quoted works, risks and upcoming requirements.
- Attend and contribute to monthly contract meetings and formal performance reviews.
- Manage additional works and remedial projects, including preparation of quotations, programming, coordination and delivery.
- Ensure subcontractor performance, competence, documentation and compliance meet JMPM and client requirements.
- Monitor contract expenditure, quotations, variations and additional works and support accurate monthly invoicing.
- Maintain high standards of Health & Safety, including RAMS, permits, safe systems of work, COSHH and contractor control.
- Carry out regular site inspections and quality audits.
- Identify opportunities to improve reliability, efficiency, asset condition and overall service delivery.
- Escalate risks promptly and provide solutions rather than allowing issues to remain unresolved.
- Support the wider JMPM management team in continually improving delivery of the contract.

Service & Communication
The Contract Manager will be expected to:
- Communicate proactively rather than waiting to be chased.
- Keep the client informed of issues, progress and expected completion dates.
- Ensure tenant-impacting issues are handled professionally and sensitively.
- Provide concise, accurate updates during breakdowns and emergencies.
- Take personal ownership of escalated issues through to resolution.
- Develop trusted working relationships with the Clients Facilities Managers and the wider management team.
Compliance & Reporting
The Contract Manager will ensure that:
- Statutory PPM activities are completed within required timescales.
- Certificates and compliance documentation are obtained, checked and correctly filed.
- PPM and reactive works are properly evidenced and auditable.
- Site records and logbooks remain current.
- RAMS and other Health & Safety documentation are appropriate and current.
- Outstanding remedial actions are tracked through to completion.
- Monthly reporting accurately reflects contract performance.
- Any compliance risk or overdue statutory activity is immediately escalated.
Experience & Knowledge
Essential
- Previous experience managing an M&E / building services maintenance contract or portfolio.
- Strong knowledge of planned and reactive building services maintenance.
- Good understanding of mechanical, electrical and public health building services.
- Demonstrable understanding of statutory compliance within commercial/residential properties.
- Experience managing PPM programmes and CAFM systems.
- Experience managing engineers and specialist subcontractors.
- Strong Health & Safety knowledge.
- Experience managing client relationships and attending contract/performance meetings.
- Ability to interpret technical reports and turn recommendations into clear actions.
- Strong written communication and reporting skills.
- Commercial awareness, including quotations, variations and additional works.
- Excellent organisational skills and ability to manage multiple properties and competing priorities.

Desirable
- Relevant mechanical or electrical engineering background/qualification.
- IOSH Managing Safely or equivalent.
- NEBOSH qualification.
- Experience working with SFG20 maintenance regimes.
- Experience managing mixed residential and commercial property portfolios.
- Experience with mobilisation or taking over existing FM/M&E contracts.
- Experience managing statutory compliance programmes and audits.
