Contracts Manager | Cut & Carve / RC Frame

📍 Oxford Street, Central London

We are recruiting an experienced Contracts Manager to oversee several technically complex structural projects across London.

The flagship scheme requires highly specialised experience involving:

  • A large and complex basement
  • A temporary works package valued at approximately ÂŁ3 million
  • Jacking and supporting an existing building
  • Construction of a 12-storey reinforced concrete frame above the retained structure
  • Complex cut-and-carve and structural alteration works
  • Critical load-transfer, propping, sequencing and temporary-stability requirements

This is a senior but operationally hands-on position. The successful candidate will oversee three to four live projects while providing detailed technical and delivery leadership on the flagship Central London scheme.

Key responsibilities:

  • Lead Project Managers, Site Managers, engineers, supervisors and subcontractors
  • Take overall responsibility for programme, resourcing, safety, quality, cost and risk
  • Oversee complex basement, RC frame, temporary works and structural alteration packages
  • Review construction methodologies, temporary works proposals and sequencing strategies
  • Manage building-jacking operations and the transition from temporary to permanent works
  • Interrogate structural drawings, technical information and AutoCAD outputs
  • Coordinate design, engineering, commercial, planning and supply-chain teams
  • Identify delivery risks early and implement effective mitigation or recovery measures
  • Maintain strong relationships with clients, consultants and project stakeholders

Essential experience:

  • At least 10 years’ experience at Contracts Manager level or above
  • Substantial cut-and-carve and structural-alterations experience
  • Proven delivery of large, technically complex basement projects
  • Strong RC frame and reinforced-concrete construction expertise
  • Detailed knowledge of temporary works, retained structures, propping and load transfer
  • Experience delivering projects or structural packages valued at ÂŁ5 million or more
  • Proven responsibility for multiple live projects simultaneously
  • Experience leading Project Managers and multidisciplinary site teams
  • An engineering-led and operationally hands-on approach
  • Strong structural drawing and AutoCAD literacy
  • A valid Temporary Works qualification and appropriate CSCS card
  • Availability immediately or at short notice
  • Ability to work regularly across Central London

Direct experience jacking an existing building and constructing a multi-storey RC frame above the retained structure will be a major advantage.

This opportunity is best suited to someone from a specialist structural, RC frame, basement, demolition, enabling works or heavy-refurbishment contractor.

General new-build RC frame, fit-out or shell-and-core experience alone will not be sufficient. Candidates must demonstrate genuine technical depth in complex structural construction, major temporary works and retained-building projects.
