Job Title: Contract Manager
Location: North London / Home Counties
Salary: Competitive, dependent on experience
Sector: Passive Fire Protection / Construction
A leading national Passive Fire Protection contractor is looking to appoint an experienced Contract Manager to join their growing team, overseeing a portfolio of passive fire protection projects across London and surrounding areas.
This is an excellent opportunity for an experienced Contract Manager with a strong technical and commercial understanding of passive fire protection, including structural steel protection, intumescent coatings, and fire doors.
You will take responsibility for the successful delivery of projects from mobilization through to completion, ensuring they are delivered safely, commercially, and to the required quality standards.
Key Responsibilities
- Manage multiple passive fire protection contracts from commencement through to completion.
- Take overall responsibility for project delivery, programme, commercial performance, and client relationships.
- Manage site teams, subcontractors, and supply chain partners.
- Oversee works including fire stopping, structural steel protection, intumescent paint/coatings, and fire door installations.
- Liaise with Tier 1 contractors, main contractors, clients, and other stakeholders.
- Monitor project programmes, ensuring key milestones and deadlines are achieved.
- Manage variations, valuations, applications for payment, and commercial performance.
- Review project costs and identify opportunities to maximize profitability.
- Ensure all works comply with relevant specifications, manufacturers' requirements, and industry standards.
- Maintain strong standards of quality, health & safety, and compliance across projects.
- Attend site and client meetings as required.
- Manage project documentation, reporting, and handover processes.
- Identify and resolve operational issues quickly and effectively.
- Build and maintain strong working relationships with clients and key stakeholders.

Skills & Experience
Essential:
- Previous experience as a Contract Manager / Senior Contract Manager within passive fire protection.
- Strong knowledge of fire stopping and passive fire protection systems.
- Proven experience with structural steel protection.
- Strong understanding of intumescent paint/coatings.
- Experience with fire door installations and compliance.
- Experience managing multiple projects and site teams.
- Strong commercial and contractual awareness.
- Experience dealing with Tier 1 contractors and/or major construction clients.
- Excellent communication, organization, and leadership skills.
- Ability to manage competing priorities and work effectively under pressure.
- Full UK driving licence.

- SMSTS.
- Relevant passive fire protection qualifications.
- NEBOSH or IOSH.
- Experience working on large-scale commercial, residential, or public-sector projects.
- Experience managing projects with significant fire stopping, steel protection, and fire door packages.
