Chapel Properties Seeks Experienced Contracts Manager
Chapel Properties is seeking an experienced and driven Contracts Manager to join our team at our Head Office in Woodbridge. This is an exciting opportunity to lead multiple high-quality residential construction projects, manage operational teams, and play a key role in delivering exceptional results for our clients.
As a Contracts Manager, you will oversee a portfolio of projects from pre-construction through to handover, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards. You'll work closely with project managers, supervisors, subcontractors, clients, and the wider business to drive performance and continuous improvement.
Key Responsibilities
- Manage multiple residential construction projects simultaneously.
- Support the commercial team during project tender and pre-start stages.
- Ensure projects are effectively planned, resourced, and coordinated from inception to completion.
- Monitor programme, budget, quality, and project performance.
- Lead and develop project managers, supervisors, and operational teams.
- Manage direct labour, subcontractors, and material resources.
- Build and maintain strong relationships with clients and stakeholders.
- Ensure compliance with health & safety legislation and company procedures.
- Drive operational excellence, efficiency, and profitability.
- Lead project handovers and ensure client satisfaction.
- Deputise for the Contracts Director when required.

What We're Looking For
Essential Experience
- Significant experience in construction management with a proven track record of delivering residential projects.
- Experience managing both large and small-scale residential developments.
- Strong leadership skills with experience motivating and developing teams.
- Sound understanding of project management principles and contract administration.
- Knowledge of JCT contracts and construction methodologies.
Qualifications
- HNC (or equivalent) in Construction Management or a related discipline.
- CIOB Associate Membership or equivalent professional qualification preferred.
