Contracts Manager

A leading contractor is seeking an experienced Contracts Manager to oversee multiple construction projects across various sectors. This senior operational role requires strong leadership, technical understanding, and commercial awareness. The successful candidate will ensure projects are delivered safely, on programme, within budget, and to the required quality standards.

Role Duties

  • Taking responsibility for a portfolio of projects from pre-construction through handover.
  • Reviewing tender information, drawings, programmes, and contractual requirements.
  • Developing delivery strategies with commercial, planning, design, and SHEQ teams.
  • Allocating site management, labour, subcontractor, and plant resources.
  • Leading Site Managers and project teams, resolving operational issues, and driving performance.
  • Monitoring programmes, identifying delays early, and implementing recovery measures.
  • Visiting sites regularly to review progress, quality, safety, and upcoming activities.
  • Managing subcontractor performance and major procurement packages.
  • Ensuring contractual notices, variations, and changes are properly communicated.
  • Supporting commercial teams with cost control, procurement, and financial reporting.
  • Coordinating design information and ensuring outstanding details are resolved promptly.
  • Promoting a positive safety culture and ensuring compliance with RAMS, temporary works, and statutory requirements.
  • Managing completion, handover, snagging, and defects periods.
  • Providing operational input into tenders, methodologies, and logistics.
  • Building long-term client relationships and supporting repeat business.

  • Significant experience delivering construction projects for a main contractor.
  • Previous experience as a Contracts Manager, Project Manager, or Senior Site Manager.
  • Strong understanding of construction methods, sequencing, and buildability.
  • Programme management capability and ability to foresee issues early.
  • Commercial awareness and understanding of cost control.
  • Experience with JCT/SBCC/NEC or similar contract forms.
  • Strong leadership, communication, and problem-solving skills.
  • Ability to manage competing priorities across multiple live projects.
  • Relevant qualifications (Degree/HNC/HND, SMSTS, CSCS, First Aid) are advantageous.
