Repairs & Maintenance Manager

Location: Birmingham

Contract Start Date: 1 July 2026

Contract Type: Full-time, Permanent 42.5 hours per week

Salary: up to £52,500 + company car allowance

Join us on our new, exciting contract with Birmingham City Council

Mears Group has been awarded a major new 10-year partnership with Birmingham City Council to deliver repairs, maintenance, and planned investment work across 11,500 homes in central and west Birmingham. This contract represents one of our most significant projects in the city and will create a wide range of opportunities across our operational teams.

About the Role:

We are looking for an experienced Repairs & Maintenance Manager to join our team in Birmingham. You will be responsible for leading the delivery of responsive repairs and maintenance services, ensuring works are managed efficiently, safely and to a high standard, with a strong focus on compliance, customer satisfaction and operational performance.

This includes managing supervisors, operatives and subcontractors, overseeing repairs and maintenance programmes, ensuring works are completed within required timescales, maintaining quality standards and providing technical and operational leadership. You will work closely with internal teams, clients and stakeholders to ensure effective service delivery, maximise productivity and continuously improve performance.

With a strong pipeline of work and a commitment to improving social housing standards, this is an excellent opportunity to lead a high performing team that plays a key role in maintaining homes and delivering essential repairs services. We’re looking for someone who is organised, proactive and focused on delivering high-quality outcomes, driving performance and maintaining high levels of customer and client satisfaction.

Duties:

  • Oversee the delivery of responsive repairs and maintenance works across occupied and void properties.
  • Ensure all works are completed safely, efficiently and to required quality and compliance standards.
  • Lead site visits, inspections and performance reviews to drive service delivery and operational performance.
  • Manage supervisors, operatives and subcontractors to ensure effective resource planning and productivity.
  • Monitor KPIs, budgets and service performance, implementing improvements where required.
  • Ensure compliance with Health & Safety regulations, company procedures and statutory requirements.
  • Support the development and performance of teams through coaching, training and performance management.
  • Manage materials, vehicles, PPE and other company assets effectively.
  • Build strong relationships with clients, residents, subcontractors and internal stakeholders.
  • Promote a customer-focused culture and drive continuous service improvement.

Key Criteria:

  • Previous experience in a Repairs Manager, Maintenance Manager or similar operational management role within property maintenance or social housing.
  • Proven experience managing responsive repairs and maintenance services.
  • Strong knowledge of Health & Safety legislation, compliance requirements and safe systems of work.
  • Relevant trade qualification (City & Guilds, NVQ or equivalent).
  • Full UK driving licence.
  • Good understanding of Schedule of Rates (SOR), budget management and operational performance.
  • Experience managing supervisors, operatives and subcontractors.
  • Strong leadership, communication and people management skills.
  • Customer-focused with experience improving service delivery and resolving issues.
  • Commercially aware with a focus on performance, efficiency and value for money.
  • Strong organisational skills with the ability to manage multiple priorities.
  • IT literate with good verbal and written communication skills.
