FRR Midlands Ltd is a fast-growing construction and reactive maintenance company delivering high-quality roofing, planned works and property maintenance across the Midlands.
As our business continues to expand, we're looking for an experienced and commercially driven Contracts & Business Development Manager to become a key member of our leadership team.
This is an exciting opportunity for someone who enjoys building client relationships, winning new work, overseeing multiple contracts and helping shape the future growth of a business.
You'll work closely with our Directors, Office Manager and Construction Project Manager to ensure contracts are delivered successfully while identifying opportunities to grow our client portfolio and increase company turnover.
The Role
The Contracts & Business Development Manager will take ownership of the commercial and operational management of multiple contracts from tender stage through to completion.
Our Construction Project Manager is responsible for the day-to-day management of sites, operatives and project delivery. Your role will sit above this, providing overall contract oversight, commercial leadership, client management and strategic direction across your portfolio.
Business development will be a significant part of the role. You'll be expected to proactively identify opportunities, develop relationships with prospective clients and help convert those opportunities into profitable, sustainable work.
You'll work closely with the Directors to develop the company's pipeline, increase turnover, improve profitability and strengthen our position within the construction and property maintenance sector.
Key Responsibilities
Business Development & Growth
- Identify, develop and secure new business opportunities.
- Build and maintain a strong pipeline of prospective work.
- Monitor tender portals, frameworks and market opportunities to identify suitable contracts.
- Lead the preparation, management and submission of high-quality tender opportunities.
- Develop and maintain strong, long-term relationships with new and existing clients.
- Attend networking events, client meetings, industry events and pre-start meetings.
- Identify opportunities for repeat business, additional works and expansion within existing client accounts.
- Work with the Directors to develop strategies to increase company turnover and profitability.
- Monitor market conditions and identify opportunities for FRR Midlands Ltd to expand its services and client base.
- Represent FRR Midlands Ltd professionally within the construction and property maintenance industry.
- Support the Directors in achieving agreed growth and commercial objectives.

Contract Management
- Take overall commercial and contractual responsibility for multiple live contracts from mobilisation through to completion.
- Provide strategic oversight of contract performance, programme, costs and profitability.
- Work closely with the Construction Project Manager to ensure projects are delivered successfully, efficiently and in accordance with client requirements.
- Monitor contract performance against agreed budgets, programmes and commercial targets.
- Price additional works and manage contract variations.
- Ensure contractual obligations, specifications and client requirements are understood and met.
- Identify and manage commercial and operational risks.
- Resolve client, contractual and operational issues effectively and professionally.
- Maintain strong communication with clients throughout the life of each contract.
- Attend client meetings, progress meetings and pre-start meetings where required.
- Produce regular contract and commercial reports for the Directors.
- Support resource planning and prioritisation across multiple projects.
- Ensure projects are commercially controlled through to final account and completion.
Commercial Responsibilities
- Review project costs and monitor margins throughout the contract lifecycle.
- Support estimating, pricing and tendering activities.
- Identify opportunities to improve project profitability and operational efficiency.
- Monitor variations, additional works and commercial opportunities.
- Work closely with the Office Manager to ensure accurate invoicing, contract administration and commercial documentation.
- Support the Directors with commercial forecasting and business planning.
- Provide insight into contract performance, pipeline opportunities and potential commercial risks.

About You
We're looking for an experienced and commercially minded individual who is confident dealing with clients, managing contracts and identifying opportunities to grow a business.
You'll have:
- Previous experience as a Contracts Manager, Senior Project Manager or similar.
- Strong commercial awareness.
- Experience preparing and submitting successful tenders.
- A proven ability to develop client relationships and secure new work.
- Excellent communication and negotiation skills.
- The ability to manage multiple projects simultaneously.
- Strong organisational and problem-solving skills.
- A full UK Driving Licence.
Desirable
- Reactive maintenance experience.
- Roofing or building maintenance experience.
- Social housing or public sector experience.
- SMSTS.
- CSCS Card.
