About the Company
An established Manchester-based Design & Build contractor specialising in CAT A, CAT A+ and CAT B commercial office fit-outs across the UK, with project values up to £6M. With a turnover of circa £20M and clear growth plans, the business is looking to strengthen its senior leadership team and support its next phase of expansion.
The Role
We are seeking a Contracts Director to take overall responsibility for the delivery of multiple commercial office fit-out projects, from pre-construction through to commissioning and handover.
From day one, you would lead a team of eight, made up of five Project Managers and three Quantity Surveyors, with scope to grow the team as the business expands. You would oversee project performance, support the team and work closely with the leadership team to shape the delivery function.
The ideal candidate will be an experienced Project Manager, Contracts Manager, Head of Projects or senior delivery leader with a strong track record in commercial office fit-out. Experience leading teams, managing multiple projects and maintaining strong client relationships is essential, alongside sound commercial awareness and a hands-on approach.

Duties & Responsibilities
- Take overall responsibility for multiple CAT A, CAT A+ and CAT B office fit-out projects, from pre-construction through to commissioning and handover.
- Lead, mentor and develop the Project Managers and Quantity Surveyors, setting clear expectations and maintaining accountability across the team.
- Ensure projects are delivered safely, on programme, within budget and to the required quality standards.
- Work closely with pre-construction, design and commercial teams to validate budgets, programmes, procurement strategies and risks before work starts on site.
- Oversee programming, sequencing, logistics and resource allocation across the project portfolio.
- Take ownership of commercial performance, working with the Quantity Surveyors to monitor costs, protect margins and manage variations, change control and final accounts.
- Drive value engineering while protecting design intent, quality and client expectations.
- Build and maintain strong relationships with clients, consultants, landlords and the supply chain, supporting repeat business.
- Chair project reviews and client meetings, resolving issues and providing clear direction on delivery priorities.
- Maintain oversight of health and safety, quality assurance, contractual obligations and project compliance.
- Provide regular reports on project progress, financial performance, resource requirements and key risks.
- Work with the leadership team to improve delivery processes and grow the team in line with the business’s plans.

Package
- £90,000 - £110,000 (dependant on experience) plus Car Allowance, Bonus, Healthcare as additional benefits
