Contracts Manager - Care Home Construction
Salary: £80,000 - £85,000 + Car Allowance + Bonus
Office: Berkshire / West London
Project: Hampshire, Surry, Oxfordshire, Wiltshire, Buckinghamshire and West Sussex
We're working with an established main contractor that specialises in the construction of high-quality care homes. The business delivers projects for a number of leading care providers and is involved throughout the development process, including design, planning, engineering, construction and site delivery. It has completed more than 100 care projects, with over 9,000 beds completed or currently under construction. A large proportion of its work comes from repeat clients.
Due to a growing workload, they are looking to appoint a Contracts Manager to oversee projects across Hampshire, Oxfordshire, Wiltshire, Buckinghamshire and West Sussex. Projects typically range from £5 million to £20 million and are mainly delivered under traditional contracts, with some Design and Build schemes.
The Role
- Managing three or four care-home projects across the region.
- Supporting projects from early design and pre-construction through to completion.
- Assisting with construction programmes, build methods and project planning.
- Helping to select and appoint suitable subcontractors.
- Leading Project Managers, Site Managers and the wider operational teams.
- Monitoring programme, quality, health and safety and overall project performance.
- Working closely with the commercial team to keep projects on budget.
- Building strong working relationships with clients, consultants and subcontractors.
- Identifying risks early and making sure issues are dealt with quickly.
- Attending progress meetings and providing clear updates to the senior management team.
- Supporting the business in maintaining its strong level of repeat work.

About You
We're looking for an experienced Contracts Manager or Senior Project Manager who has delivered multi-room residential projects. Relevant backgrounds could include:
- Care homes.
- Build to Rent.
- Student accommodation.
- Hotels or other large multi-room schemes.
You will need:
- Experience managing multiple construction projects at the same time.
- A strong understanding of traditional contracts and some Design and Build experience.
- Experience supporting projects through early design, planning and procurement.
- The ability to lead Project Managers, Site Managers and subcontractors.
- Good client-facing and communication skills.
- Strong programming and organisational skills.
- Good commercial awareness.
- A full UK driving licence and willingness to travel between sites.
