Contracts Manager for London Residential Projects
I'm looking for a Contracts Manager to run three or four of our London residential projects at the same time.
You'd report to our Senior Project Manager and work closely with our Operations Manager and with me, week to week. The site managers on each job report to you. Your job is keeping every build on programme and maintaining standards across them.
It's a key position. You'd sit between the office and the sites, dealing with clients, the design teams and the craftsmen doing the work. It isn't a desk job you will be 90% on site.
HOW WE WORK
We're appointed directly by private clients. There's no main contractor above us and no layers between you and the decision. We work with the client, architects and interior designers directly so you will be pivotal in that process, and the work is judged on the finish.
We run the business through project management software. Programme, drawings, daily logs, team time-clocks, and what the client can see all live in our client portal.

WHAT YOU'D BE RESPONSIBLE FOR
- Programme across three or four live sites; sequence, lead times, labour on and off in the right order.
- The site managers under you: holding them to their dates, and making sure they have what they need to hit them.
- Cost awareness on every decision. Knowing what a change actually costs before it's agreed, and saying so early.
- Clients and design teams on your projects, alongside the Senior Project Manager and Operations Manager.
- Making the way we run sites repeatable, so the standard travels from one job to the next instead of living in one person's head.
- Subcontractor performance, and the handovers between trades.
WHAT I'M LOOKING FOR
- A proven record running several high-end residential projects at once in London.
- Cost-conscious from experience. You should know what the options cost when a decision comes up on site, and understand that a well-run job is a cheaper job.
- Comfortable and competent with project management software. This is essential.
- Real command of programme and sequence, not just site presence.
- Someone the site managers will take seriously, and who backs them when they're right.
- Comfortable dealing with private clients directly. These are homes, and people live with every decision.
- Straight talking. I'd rather hear about a problem on the Tuesday than the Friday.

Requirements:
- Valid SMSTS
- A valid CSCS card. Black Manager card ideally or working towards one, but years of actually running sites count for more than the colour of the card.
- Up-to-date First Aid at Work (three-day)
