The International Portfolio Manager

The International Portfolio Manager leads AT&T’s global real estate portfolio strategy, planning, and transactions to optimize asset performance, support network reliability, improve workplace experience, and align property decisions with business objectives.

The role develops portfolio plans, manages acquisitions, disposals, leases, and negotiations, and coordinates financial, legal, broker, and stakeholder input to deliver effective real estate solutions.

Working with Corporate Real Estate, business leaders, Finance, Legal, brokers, landlords, and consultants, the role drives portfolio initiatives, transaction delivery, and leadership communication.

Key Responsibilities:

Corporate Real Estate Strategy & Leadership Communication:

  • Develop and implement portfolio plans and recommendations for GWS and business unit leadership.
  • Translate business needs into actionable real estate strategies aligned with organisational and operational goals.
  • Prepare approval materials, financial analysis, and leadership updates on portfolio performance, transactions, risks, and initiatives.

Portfolio & Asset Management:

  • Manage assigned administrative and technical real estate assets to ensure efficient, reliable, and cost-effective operations.
  • Optimise asset utilisation, workplace experience, productivity, and financial outcomes through proactive planning.
  • Track lease events, obligations, compliance requirements, and end-of-term liabilities in partnership with Lease Administration, Legal, Finance, FM, Project Management, consultants, landlords, and internal stakeholders.
  • Manage property tax/business rates, real estate liability reporting, and related Finance liaison.
  • Manage renewals, subleases, rent reviews, amendments, variations, intercompany leases/licences, short-term acquisitions, serviced offices, and parking agreements.
  • Provide monthly and ad hoc reporting, subject matter expertise, and tactical support for urgent or emergency real estate matters.

Transaction Management:

  • Manage real estate projects and purchase, sale, and lease negotiations within cost, schedule, and company parameters.
  • Conduct market evaluations, property assessments, and due diligence to support acquisition, disposition, and leasing decisions.
  • Direct brokers and legal counsel in negotiating lease terms and transaction documents aligned with company objectives and policies.
  • Complete post-transaction activities, including internal notifications, lease registration, stamp duty, landlord onboarding, security arrangements, and documentation handover to Lease Administration.

Market Research, Financial Modelling & Economic Analysis:

  • Identify market trends, risks, and opportunities affecting portfolio and transaction strategy.
  • Develop economic analyses and financial models to justify capital and expense decisions across portfolio operations and investment opportunities.
  • Evaluate financial impacts and provide data-driven recommendations for strategic decision-making.

Regulatory Compliance & Governance:

  • Support real estate compliance with applicable regulations, internal requirements, and environmental obligations relevant to the portfolio.

Experience:

  • Ability to manage multiple projects and negotiations while maintaining cost and schedule discipline.
  • Proven ability to translate business needs into portfolio and transaction solutions.
  • Strong analytical skills, including financial modelling and economic justification for capital and expense decisions.
  • Strong stakeholder management and communication skills, with the ability to present recommendations and influence outcomes.
  • In-depth professional knowledge applied to organisational practices, problem solving, and cross-functional collaboration.

UK business hours with flexibility

Location:

London or Studley, UK

Salary Range:

£60,400 - £90,600 per annum, depending on experience and qualifications. We may consider candidates with more experience and would adjust the pay band accordingly.
