Damp, Mould & Disrepair Surveyor
As a Damp, Mould & Disrepair Surveyor, you'll focus on identifying and managing issues related to damp, mould, and disrepair in properties. Working in the Not For Profit sector, you'll help ensure properties are safe and well-maintained for residents in Borough.
Client Details
Our client is a large and established social housing provider responsible for managing a substantial residential portfolio across London and the South East. With continued investment in property services and increasing focus on resident safety, building condition, and regulatory compliance, they are expanding their specialist surveying teams to meet growing operational demand.
Due to increasing legislative requirements, heightened scrutiny around housing standards, and the ongoing implementation of Awaab's Law, they are seeking an experienced Disrepair Surveyor to join their London-based team. This is an excellent opportunity for a Building Surveyor, Disrepair Surveyor, Damp & Mould Surveyor, Repairs Surveyor, or Technical Surveyor to play a key role in protecting residents, improving housing conditions, and supporting compliance across a large housing portfolio.
Description
- Lead the delivery of disrepair, damp, and mould surveying activities across a residential housing portfolio.
- Undertake detailed property inspections relating to disrepair claims, damp and mould cases, and complex building defects.
- Accurately diagnose condensation, penetrating damp, rising damp, water ingress, ventilation deficiencies, and mould-related issues.
- Investigate building defects and identify root causes of property failures and resident concerns.
- Produce clear technical reports, schedules of work, specifications, and recommendations for remedial works.
- Ensure all damp and mould cases are managed in accordance with Awaab's Law requirements and internal service standards.
- Undertake pre-inspections, work-in-progress inspections, post-inspections, and quality assurance inspections.
- Assess risks to resident health, safety, and wellbeing arising from property condition issues.
- Liaise directly with residents to explain findings, proposed works, and expected timescales.
- Manage disrepair and damp & mould cases through to completion, ensuring accurate record keeping throughout.
- Monitor contractor performance and ensure remedial works are delivered to agreed quality standards.
- Review completed works and verify that repairs have resolved the root cause of defects.
- Identify HHSRS hazards and escalate significant risks where appropriate.
- Work closely with legal, compliance, repairs, and operational teams in relation to disrepair matters.
- Provide technical advice and guidance on damp, mould, disrepair, and building pathology.
- Support complaint investigations and provide technical evidence where required.
- Assist with the identification of recurring property defects and opportunities for long-term improvements.
- Maintain accurate inspection records, photographic evidence, and case documentation.
- Contribute to service improvement initiatives and compliance programmes.
- Ensure all activities are delivered in accordance with housing legislation, regulatory requirements, health and safety obligations, and organisational policies.

Profile
- Educated to HNC, HND, Degree level, Level 5 qualification, or above in Building Surveying, Construction, Property Management, or a related discipline.
- Equivalent experience will be considered where supported by a strong housing surveying background.
- Minimum of 2-3 years' experience within social housing, residential property, or repairs surveying.
- Proven experience undertaking damp and mould inspections and building defect diagnosis.
- Experience managing disrepair cases and preparing technical reports.
- Strong understanding of housing maintenance, repair practices, and property pathology.
- Experience carrying out pre-inspections, post-inspections, and contractor quality assurance activities.
- Knowledge of Awaab's Law and its implications for housing providers.
- Good understanding of HHSRS, Landlord and Tenant legislation, and housing compliance requirements.
- Experience managing contractors and monitoring works delivery.
- Strong report writing, communication, and stakeholder management skills.
- Ability to explain technical findings clearly to residents and non-technical stakeholders.
- Good understanding of health and safety requirements within residential housing environments.
- Full UK driving licence preferred.
