Digital Marketing Manager – Content & Growth
Location: Wigan
Working arrangement: Hybrid, with a minimum of three days each week in the Wigan office
Salary: £32,500–£37,500 per annum, depending on experience
Employment type: Permanent, full-time
Help us build a recognised national brand
Land-X is a growing UK PropTech business approaching launch following an extensive period of product development. We are building technology and transaction infrastructure designed to improve how land is understood, promoted, bought and sold. We are now looking for an experienced and commercially minded marketer to help bring the Land-X brand to life.
This is a varied, hands-on role combining content, digital campaigns, video, social media and performance marketing. You will work closely with the Managing Director to help shape our marketing strategy and turn it into consistent, high-quality activity.
You will have genuine influence over how Land-X is positioned, the audiences we reach and the content we become known for. We are not looking for one person to replace an entire marketing agency. You will have access to external designers, developers, agencies, freelancers and other specialists where appropriate. Your role will be to provide ideas, direction and day-to-day marketing ownership while recognising when specialist support is needed.
About Land-X
Land-X is a technology-enabled land auction and transaction platform focused on improving how land is understood, promoted, bought and sold. Our ambition is to build a recognised and trusted national brand within the UK land market.
Our marketing will help:
- Landowners understand the opportunities available to them.
- Buyers and investors understand land as an asset class.
- Estate agents recognise the value of working with Land-X.
- The wider market understand the benefits of a more transparent, technology-enabled approach to land transactions.
The role
Working closely with the Managing Director, you will help develop and deliver the Land-X marketing strategy and annual marketing plan. You will contribute ideas, shape campaigns and personally deliver a meaningful proportion of the work. You will also coordinate specialist external support where required.
Your main areas of responsibility will include:
Content and social media
- Develop and manage a structured content calendar.
- Create engaging content for LinkedIn, Instagram, Facebook, TikTok and YouTube where appropriate.
- Write social posts, articles, guides, emails, campaign copy and website content.
- Develop content around the land market, landownership, buying and selling land, auctions and land as an asset class.
- Adapt content for different platforms and audiences.
- Manage day-to-day publishing and appropriate community engagement.
- Help members of the Land-X team become credible and recognisable voices within the industry.
Video and creative content
- Develop video concepts and plan suitable topics, formats and contributors.
- Script, film and edit professional short-form and longer-form digital content.
- Produce videos for social media, campaigns, the website, interviews and educational resources.
- Test different hooks, formats and calls to action.
- Organise and maintain a reusable digital content library.
- Land-X will provide suitable filming, audio, lighting and editing equipment.

Digital campaigns and paid advertising
- Plan and deliver digital campaigns supporting awareness, website traffic and qualified enquiries.
- Manage or meaningfully support campaigns across Google Ads and Meta Ads.
- Monitor budgets, targeting, creative performance, conversion rates and lead quality.
- Test audiences, messages, advertisements and landing pages.
- Identify when specialist paid-media support would improve performance.
- Brief and coordinate external agencies or freelancers where required.
Website, CRM and email
- Keep the Land-X website accurate, current and engaging.
- Make routine content updates using WordPress.
- Improve pages, calls to action, forms and landing-page content.
- Use HubSpot to manage lists, audience segments, email campaigns and lead-nurturing activity.
- Help develop appropriate forms, workflows and campaign journeys.
- Coordinate with external developers where technical website work is required.
- This role involves managing and improving website content. It does not require you to design or develop complete websites independently.
SEO, analytics and performance
- Apply practical on-page SEO principles to website and article content.
- Conduct appropriate keyword and topic research.
- Monitor website traffic, conversions, email engagement, social performance and paid-media results.
- Use tools such as HubSpot, Google Analytics 4, Google Search Console and Meta Business Suite.
- Produce concise and useful reports for the Managing Director.
- Turn performance data into practical recommendations.
- Focus on qualified traffic, enquiries and commercial outcomes rather than vanity metrics alone.
What success looks like
During the first 6–12 months, strong performance is likely to include:
- Establishing a clear and workable marketing plan.
- Creating a consistent rhythm of useful and engaging content.
- Improving how Land-X appears across social media, email and the website.
- Building recognition among relevant land, property and estate-agency audiences.
- Increasing qualified website traffic and relevant enquiries.
- Launching and improving organic and paid campaigns.
- Establishing reliable marketing reporting and measurement.
- Using performance insights to improve future activity.
You will contribute directly to the company’s growth, but you will not be held solely responsible for final sales or commercial outcomes outside your control.
About you
You are likely to have at least three years’ experience in digital marketing, content marketing, social media, performance marketing or a similarly broad role. You should be able to demonstrate:
- Experience personally creating and delivering digital content or campaigns.
- Strong social-media and content-planning ability.
- Excellent copywriting and written-English skills.
- Hands-on video filming and editing experience.
- Experience using WordPress or another content-management system.
- Practical HubSpot, CRM or marketing-automation experience.
- Experience managing or supporting Google Ads and Meta Ads.
- An understanding of analytics, conversion and campaign measurement.
- The ability to turn data into practical recommendations.
- Strong organisation and attention to detail.
- The confidence to generate ideas and work independently.
- A commercial understanding of how marketing supports enquiries and business growth.
- The ability to work collaboratively with senior leaders and external specialists.
- A proactive and accountable approach.
- A marketing degree may be beneficial but is not essential. We are more interested in your ability, judgement and the results you have helped deliver.

Desirable experience
Experience in any of the following would be beneficial:
- Property, estate agency, auctions, PropTech or SaaS.
- Launching a new product or brand.
- Working within a start-up or growing business.
- SEO and content optimisation.
- Landing-page or conversion-rate optimisation.
- Canva, Figma, Adobe or similar creative tools.
- Coordinating agencies and freelancers.
- Photography, podcasts, webinars or interview-led content.
- Marketing to both business and consumer audiences.
- A full UK driving licence is preferred but not essential.
There may be occasional travel to land sites, estate-agent partners, events or filming locations. Regular national travel is not expected.
