Lead the commercial and delivery strategy of a £200m infrastructure programme for one of Europe's leading logistics property owners.

Procter Street is working in partnership with SEGRO to deliver a major freight distribution centre development in Radlett.

As part of the client-side leadership team, we are looking for an experienced Director to take senior responsibility across a £200m programme of NEC packages, encompassing earthworks, utilities and highways. The role carries a clear commercial focus, combined with the operational and delivery experience needed to lead major civil engineering works with authority.

This is an opportunity to join a high-profile infrastructure project and play a key role in supporting SEGRO through the delivery of one of its significant logistics developments.

The Opportunity

As Director, you will provide senior client-side leadership across the infrastructure and enabling works packages, working closely with SEGRO, the project team, consultants and the appointed main contractor to secure successful commercial, contractual and delivery outcomes.

You will lead the commercial strategy for the programme, ensuring effective control of cost, risk, change and contractual performance, while bringing the practical delivery experience needed to understand what is happening on site and to challenge the contractor with credibility. The role will require someone who can operate confidently at board and senior stakeholder level while maintaining a strong grasp of the realities of major infrastructure delivery.

You will be working across NEC contract packages with a combined value of approximately £200m, covering:

  • Major earthworks and groundworks
  • Highways and infrastructure
  • Utilities and associated diversions
  • Enabling and site infrastructure works
  • Interface management with the wider development

Your responsibilities will include:

  • Providing overall commercial leadership and developing the programme commercial strategy
  • Leading commercial governance, cost management, forecasting and senior-level reporting
  • Managing contractual strategy, administration and performance under NEC
  • Leading change control, compensation events, claims and dispute avoidance
  • Managing commercial risk and identifying opportunities to improve project outcomes
  • Leading commercial negotiations with contractors, consultants and other stakeholders
  • Supporting procurement and contract strategy for remaining packages
  • Managing contractor and supply chain performance across commercial, programme and quality
  • Providing operational oversight of delivery, programme and interfaces, ensuring works are delivered safely, efficiently and to the required standard
  • Supporting project leadership in programme, risk and delivery decisions

Working on behalf of SEGRO, you will help the client manage the appointed contractor and ensure the works are delivered safely, efficiently, commercially and to the required quality and programme.

About You

We are looking for a commercially led senior professional with the credibility, delivery experience and leadership capability to take responsibility for a major infrastructure programme from a client-side position. You are likely to have:

  • A strong commercial background within civil engineering, infrastructure or major construction
  • Extensive experience at Commercial Director, Project Director or equivalent senior level
  • A proven track record managing the commercial delivery of major projects
  • Hands-on operational experience of large-scale earthworks, highways, utilities or enabling works
  • Strong contractual knowledge and practical experience of NEC forms of contract, including compensation events, claims and dispute resolution
  • Experience developing and implementing commercial strategies
  • Significant experience managing major contractors, complex interfaces and supply chains
  • The ability to provide effective commercial and technical challenge from a position of authority
  • Strong negotiation and influencing skills
  • Excellent stakeholder management, with confidence engaging at board and senior leadership level
  • Strong leadership skills and the ability to manage and develop teams

Experience working for a Tier 1/main contractor is highly desirable and will be particularly valued. We are especially interested in individuals who understand how major projects are delivered from a contractor's perspective and can bring that commercial and operational discipline into a client-side environment.

Most importantly, you will be a senior leader who combines detailed commercial knowledge with a practical understanding of how major civil engineering works are actually built.

This is not a traditional consultancy role. You will operate at the heart of a £200m infrastructure programme, working directly with SEGRO and influencing commercial strategy, contractor performance and the successful delivery of major civil engineering packages.
