Head of Property Management

London & South East Commercial Office Portfolio

We are working exclusively with a highly regarded and well-established property company to appoint an experienced Head of Property Management to lead its UK Property Management function.

This is a key senior leadership opportunity within a professional and highly capable business with a significant London and South East commercial office portfolio. The company has a long established presence in the market and a portfolio valued at c.£4bn predominantly office assets, with a clear focus on ensuring its properties remain relevant, competitive and attractive to today's occupier market.

The business is in a position of strength, with an experienced leadership team and strong internal infrastructure. However, there is a real appetite to continue modernising the portfolio, improving the customer experience that will help drive occupancy, enhance buildings and maintain their competitive position.

The incoming Head of Property Management will therefore have an important opportunity to make an impact.

The Opportunity

Reporting into the senior UK leadership team, you will take overall responsibility for the Property Management function, leading a small team of Property Managers while retaining direct responsibility for a select number of key assets yourself.

This is a genuinely hands on leadership role. You will not be expected to sit behind a desk and simply oversee reports; the business is looking for someone with energy, presence and commercial instinct who enjoys getting out into the portfolio, spending time with occupiers and working closely with colleagues across Asset Management, Development, Facilities Management and Sustainability.

You will play a central role in the strategic direction of the assets you manage, helping to ensure that buildings are well operated, appropriately invested in and continually evolving in line with occupier expectations. The role will also involve working closely with Asset Management on vacant space, new lettings, refurbishment and wider asset initiatives.

Key Responsibilities

  • Lead, mentor and develop a small Property Management team, creating clear accountability and maintaining high professional standards.
  • Take direct responsibility for a small number of assets while providing overall oversight of the wider UK portfolio.
  • Work closely with Asset Management, Development, Facilities Management and Sustainability colleagues to develop and deliver cohesive asset strategies.
  • Build strong relationships with occupiers and take a proactive approach to customer service, retention and the overall tenant experience.
  • Oversee service charge budgets, forecasting, reconciliations and wider property management reporting.
  • Lead and support capital expenditure, maintenance and refurbishment projects, including works to common areas and vacant accommodation.
  • Lead on sustainability matters within the portfolio and support the continued integration of sustainability and energy-efficiency initiatives into commercial property operations.

The Person

We are looking for an established, technically strong senior property management professional, likely already operating at Director or Head of Property Management level.

You may currently be working client side or within a leading property consultancy, but you will need the confidence, commercial awareness and maturity to operate within a relatively lean senior leadership environment, take ownership and make key decisions.

  • Has significant commercial property management experience, ideally with a strong office background.
  • Is MRICS qualified, with a strong technical understanding of property management and service charge practice.
  • Has proven experience leading and developing people and managing internal and external stakeholders.

The ideal candidate will bring extensive post qualification experience, a strong technical background, service charge expertise, leadership capability and a commitment to best practice and excellent customer service.
