The Role - Director, Loan Recovery

The role will sit within the Loan Recovery team, which forms part of Loan Services within Debt and Structured Finance, the part of CBRE focused on providing advisory services to lenders.

CBRE Loan Recovery helps lenders recover money they've lent against real estate which is facing distress. Services provided include advising on debt restructures, providing intensive loan monitoring advice, completing asset/portfolio reviews and providing enforcement options through acting as LPA Receivers or property advisers to Administrators.

The key focus of this role will be on enforcement work and acting as Fixed Charge Receivers where we take control of property, assess the best strategy to recover the lenders' money and then execute that strategy. This may include, for example, letting vacant space, completing development works (including planning and/or construction works) and general asset management prior to a sale of the property.

Clients include clearing banks, challenger banks/lenders, funds and private lenders.

Demand for receivership advice is high. Our pipeline reflects it. This is a team with momentum, and we are looking for someone ready to lead within it.

  • Advising funders/lenders on their enforcement options and contingency planning.
  • Acting as a Joint Receiver on appointments and leading junior colleagues in:
    • Taking control of and securing the relevant property
    • Negotiating with creditors including borrowers
    • Assessing and setting the most appropriate strategy to best recover the lender's money
    • Building a team of advisors and implementing the chosen strategy including, for example, appointing and managing investment and letting agents, property managers, development consultants and/or building/quantity surveyors
    • Reporting on performance/progress of strategy
    • Appointing/managing solicitors re property, litigation and planning matters
    • Managing the disposal process including both the marketing and legal due diligence phases, through to sale completion
    • Running the project budget and providing the client with outcome statements.
  • Acting as property agent to Insolvency Practitioners in respect of Administration/Liquidation/Bankruptcy appointments.
  • Managing existing and creating new relationships with clients.
  • Assisting with the planning of business development and client relationship management.
  • Managing more junior team members.

What you will need to apply

  • RICS Registered Property Receiver (or if not then a willingness to work towards the qualification)
  • Experience of real estate restructuring, asset management and/or investment/development advisory is desirable.
  • Ability to lead strategy, build external project teams and push transactions through to sale completion.
  • Ability to run multiple projects simultaneously.
  • Experience of conflict resolution is desirable.
  • Ability to undertake financial analysis.
  • Client relationship management skills.
  • Business development and marketing.
  • Experience in working with lenders.
  • Time management and organisational skills.
  • Excel proficient.
  • Team mentality.
