About the Company
An established and growing multidisciplinary consultancy is looking to appoint a Director of Building Surveying to lead and grow its Building Surveying offering in Manchester.
Following significant investment in the business, the consultancy has ambitious plans for continued expansion across the UK, with growth planned across Building Surveying, Project Management, and Cost Management. Having successfully developed its Building Surveying capability in other locations, the business is now looking to establish and scale the service in Manchester.
This is a key strategic appointment and an opportunity to join at an early stage of the Manchester team's development. The successful candidate will have considerable autonomy to shape the Building Surveying offering, develop client relationships, win new work, and recruit a team around them.
The role would suit an established Director, Associate Director, or senior Building Surveyor who has strong relationships within the Northwest market and is interested in taking ownership of building and growing a Building Surveying function.
The Role
As Director of Building Surveying, you will take overall responsibility for the development and growth of the Building Surveying service in Manchester.
Initially, the role will combine client delivery with business development, providing senior technical oversight on key commissions while developing a sustainable pipeline of work. As the workload grows, you will be responsible for recruiting and developing a Building Surveying team to support delivery.
A major focus of the position will be establishing relationships with new and existing clients, identifying opportunities across the consultancy's wider client base, and positioning the Manchester team for long-term growth.
You will work closely with the wider UK leadership team and the consultancy's different divisions, while having significant input into the strategy and direction of the Building Surveying business.

Key Responsibilities
- Lead the establishment, development, and growth of the Manchester Building Surveying team.
- Develop and implement a strategy for growing the Building Surveying service across Manchester and the wider Northwest.
- Build a sustainable pipeline of Building Surveying work across existing and new client relationships.
- Take ownership of key client relationships and act as the senior point of contact for Building Surveying services.
- Identify and pursue new business opportunities across the commercial, public sector, institutional, and wider property markets.
- Leverage the consultancy's existing Project Management and Cost Management client base to identify cross-selling opportunities.
- Lead proposals, tenders, pitches, and client presentations for new Building Surveying commissions.
- Develop relationships with property owners, developers, investors, occupiers, funders, and other key stakeholders.
- Recruit, manage, and develop a high-performing Building Surveying team as workload increases.
- Provide leadership, mentoring, and technical guidance to Building Surveyors at all levels.
- Take commercial responsibility for the Manchester Building Surveying function, including fees, utilisation, resourcing, profitability, and overall performance.
- Establish appropriate processes, technical standards, and quality controls as the team develops.
- Provide senior oversight of professional and project-based Building Surveying commissions.
- Lead and oversee building surveys, condition surveys, PPM programmes, and technical due diligence instructions.
- Provide senior technical advice relating to building pathology, defects, remedial works, and property maintenance strategies.
- Oversee Schedules of Condition, Schedules of Dilapidations, and Reinstatement Cost Assessments.
- Lead refurbishment, maintenance, repair, and insurance reinstatement projects.
- Oversee Contract Administrator and Employer's Agent appointments.
- Provide senior oversight of projects administered under JCT and other relevant UK forms of contract.
- Advise clients on Building Regulations, CDM Regulations, statutory compliance, and wider property matters.
- Provide strategic advice around feasibility, technical due diligence, asset management, and property investment decisions.
- Work collaboratively with the consultancy's Building Surveying teams in other locations, sharing clients, resources, and technical expertise.
- Contribute to the wider leadership and strategic growth of the consultancy's UK business.

Experience & Qualifications
- MRICS Chartered status with the Royal Institution of Chartered Surveyors.
- Degree in Building Surveying or a related construction/property discipline.
- Significant experience within a Building Surveying consultancy or multidisciplinary professional environment.
- Strong track record at Director, Associate Director, or senior leadership level within Building Surveying.
- Demonstrable experience developing client relationships and generating new Building Surveying opportunities.
- Strong network within the Manchester and/or wider Northwest property and construction market.
- Experience winning work through existing relationships, tenders, frameworks, and business development activities.
- Strong commercial understanding with experience managing fees, resources, utilisation, and profitability.
- Experience building, managing, and developing Building Surveying teams.
- Strong technical background across both professional and project Building Surveying services.
- Extensive experience in areas including condition surveys, PPM, technical due diligence, dilapidations, and schedules of condition.
- Strong knowledge of building pathology, refurbishment, and remedial works.
- Extensive Contract Administration experience and strong working knowledge of JCT contracts.
- Good understanding of UK Building Regulations, CDM Regulations, and relevant statutory requirements.
- Ability to operate autonomously while working effectively as part of a wider multidisciplinary leadership team.
- Entrepreneurial mindset with an interest in building and developing a service rather than simply inheriting an established team.
- Excellent leadership, communication, commercial, and client-facing skills.
- Full UK driving licence.
