Hyperion Partners has been asked to find a Director of Co-Living for one of the UK’s most forward-thinking residential operators,

Our client is scaling an ambitious portfolio across London, redefining modern urban living through thoughtfully curated spaces, robust community integration, and seamless tech-enabled operations. As they expand their pipeline, they require an exceptional operational leader to take full accountability for strategic growth, operational excellence, and resident experience across their expanding footprint.

The Role

As Director of Co-Living, you will own the end-to-end operational performance of the portfolio. Reporting directly to the executive board, you will bridge strategic leadership with hands-on operational delivery, ensuring high occupancy, strong yields, and an industry-leading community model.

Key Responsibilities

  • Strategic Operational Leadership: Design and execute the overarching co-living operational strategy, scaling processes, standards, and team structures as new schemes mobilise across London.
  • P&L & Financial Management: Take full ownership of site and portfolio P&Ls, driving NOI growth, yield optimisation, and cost management while maintaining high service delivery.
  • Mobilisation & Launch: Lead the operational handover and customer launch strategy for new developments, ensuring seamless transition from construction through to stabilised occupancy.
  • Community & Resident Experience: Oversee the strategy for resident retention, events, and community programming, ensuring the brand reputation remains best-in-class.
  • Team Leadership & Development: Lead, mentor, and grow on-site General Managers and central operational teams, fostering a high-performance culture aligned with brand values.
  • Tech Integration & Operations: Drive continuous improvement across property management software, automated access systems, and digital customer journeys to streamline operations.

We are seeking a commercially sharp, customer-obsessed operational leader with a proven track record within UK Co-Living Assets.

Requirements & Expertise

  • Proven Leadership: Minimum 5+ years in a senior operational leadership role (Director, Head of Department, or Regional Lead) managing multi-site residential or hospitality assets.
  • London Market Knowledge: Strong understanding of the London residential landscape, tenant demographics, and local regulatory environments.
  • Financial Acumen: Deep expertise in managing P&Ls, setting operational budgets, and presenting performance insights to investors and board members.
  • Scale & Mobilisation Experience: Demonstrated experience launching new sites and scaling operational models efficiently.
  • People-Centric Approach: Passionate about building communities and empowering multi-layered operational teams.
