Director of Regeneration & Strategic Asset Management
Metropolitan Thames Valley Housing (MTVH)
Location: London / Midlands – Hybrid
Goodman Masson is delighted to be partnering with Metropolitan Thames Valley Housing (MTVH) to appoint a Director of Regeneration & Strategic Asset Management.
This is a significant senior leadership opportunity for an ambitious housing and property professional to help shape the future of one of the UK’s leading affordable housing organisations. MTVH provides homes and care and support services to communities across the country, with a portfolio of approximately 57,000 homes and £5bn of assets, supported by more than 2,000 colleagues.
With an ambitious long-term strategy focused on delivering excellent homes, services and opportunities for current and future residents, MTVH is planning for approximately 12,000 new homes over the next decade alongside around £4bn of investment.
The Director of Regeneration & Strategic Asset Management will play a critical role in turning those ambitions into reality.
The Opportunity
Reporting to the Executive Director of Development, you will be accountable for identifying, securing and delivering regeneration and strategic asset opportunities that support MTVH’s growth ambitions and Investment Strategy.
You will lead the appraisal and optimisation of MTVH’s residential and non-residential assets, ensuring investment and asset decisions maximise long-term value, performance and outcomes.

As a member of MTVH’s Senior Leadership Team, you will also play an important role in shaping wider organisational strategy, resolving cross-organisational challenges and ensuring that decisions are aligned with both MTVH’s financial sustainability and its social purpose.
Key Responsibilities
Strategic Asset Management & Investment
- Lead the use of data, analytics and digital insight to strengthen strategic investment and divestment decisions.
- Provide strategic leadership of portfolio-wide asset assessments, working collaboratively across Property, Customer Services, Finance and Development to identify opportunities for optimisation and intervention.
- Ensure investment decisions are supported by robust financial and non-financial analysis and are aligned with MTVH’s Investment Strategy.

- Identify, secure and deliver major regeneration and development opportunities on MTVH-owned land.
- Lead complex regeneration programmes and ensure delivery is aligned with MTVH’s growth targets, Business Plan and strategic objectives.
- Develop and oversee effective rehousing strategies where communities and residents are affected by regeneration, ensuring legal, regulatory and customer requirements are fully considered.
Partnerships & Funding
- Build and maintain strong relationships with local authorities, communities, consultants, funding bodies and other strategic partners.
- Work closely with the Director of Land, Planning & Partnerships to maximise funding opportunities and develop competitive bids to organisations including Homes England, the GLA and local authorities.
- Manage professional consultants and external delivery partners to ensure high standards of performance and delivery.
Asset Sales & Financial Performance
- Lead strategies for the sale and release of homes, including occupied and vacant properties, maximising revenue and surplus returns while ensuring appropriate community engagement and regulatory compliance.
- Work closely with Finance and other directorates to optimise opportunities and ensure growth, sales income and profitability targets are achieved.
- Ensure regeneration, development and investment opportunities are thoroughly assessed for financial viability, risk and potential return.
Governance, Risk & Compliance
- Ensure the highest standards of governance, probity, audit and compliance across the remit of the role.
- Maintain strong knowledge of local and national housing and planning policy, including Local Authority planning policies, Local Development Frameworks, Core Strategies and Section 106 agreements.
- Ensure risks are identified, managed and appropriately escalated, with robust mitigation strategies in place.
Leadership
- You will lead and develop high-performing teams, building capability, accountability and a positive culture aligned to MTVH’s values: Care | Dare | Collaborate | Own
- As a senior leader, you will be expected to operate collaboratively across organisational boundaries, provide strategic challenge and contribute actively to MTVH’s wider corporate agenda.
- You will also ensure that resident and community outcomes remain central to strategic decision-making.
What are we looking for?
We are looking for an experienced senior leader with a strong track record in regeneration, development, strategic asset management or a comparable built environment environment. You will ideally bring:
- Significant senior leadership experience within housing, regeneration, development or a related built environment environment.
- A proven track record of leading complex regeneration and/or development programmes.
- Experience managing complex partnerships, including joint ventures and delivery through external partners and professional consultants.
- Strong commercial and analytical capability across property investment, regeneration and asset strategy.
- Experience undertaking asset appraisals, options analysis and developing viable investment or disposal strategies.
- The ability to interpret complex financial and non-financial information and translate it into clear strategic decisions.
- Strong understanding of housing and planning policy.
- Excellent stakeholder management skills, including experience working with local authorities, communities, funders and strategic partners.
- Strong strategic leadership and the ability to translate organisational priorities into delivery.
- A genuine commitment to achieving positive outcomes for residents and communities.
- A degree-level qualification or equivalent role-related experience is desirable, alongside substantial senior leadership experience within a complex organisation.
