Location: Staines

Hybrid Working: Tuesdays & Thursdays in the office, with the remaining days at home or on-site as required.

DBS Level: Standard

Driving: Full UK driving licence & own vehicle essential

About The Role

We are looking for an experienced and driven Disrepair Delivery Manager to lead the delivery of our housing disrepair service. This is a high-profile role responsible for ensuring we meet our legal obligations, improve property standards, reduce disrepair claims, and provide excellent outcomes for residents.

Reporting to the Senior Projects Manager, Disrepair & Damp and Mould, you will oversee the end-to-end management of disrepair claims and Alternative Dispute Resolution (ADR) cases, lead a team of surveyors and work closely with operational, legal and contractor partners to deliver timely and effective resolutions.

Key Responsibilities

  • Lead the management of all housing disrepair claims from notification through to resolution.
  • Ensure compliance with legal protocols, including the Pre-Action Protocol for Housing Conditions Claims.
  • Act as the key contact for legal representatives, surveyors, contractors and internal stakeholders.
  • Oversee property inspections, repair programmes and contractor performance to ensure works are completed on time and to the required standard.
  • Drive improvements in service delivery through root cause analysis, trend identification and preventative action.
  • Monitor legal, operational and financial risk across the disrepair service.
  • Manage budgets associated with disrepair claims, compensation, legal costs and remedial works.
  • Produce clear and insightful performance reports for senior leadership.
  • Lead, coach and develop a team of surveyors while providing guidance to case coordinators and wider teams.
  • Support the delivery of key legislative and regulatory requirements, including Awaab's Law, HHSRS and health and safety obligations.
  • Build strong relationships with residents, contractors, solicitors and internal teams to resolve complex cases effectively.

More About You

  • Educated to GCSE level (or equivalent), including Maths and English, and Level 4 (HNC or equivalent) or above.
  • MRICS accreditation - desirable
  • Experience managing disrepair services, surveying teams, or housing repairs within a social housing environment.
  • Strong knowledge of building construction, property repairs, housing legislation, HHSRS, Awaab's Law, health and safety requirements, and disrepair claim management.
  • Experience managing contractors, service contracts, KPIs, SLAs, and service performance.
  • A strong understanding of legal compliance, risk management, governance, and quality assurance.
  • Excellent analytical skills with the ability to use data and performance information to drive service improvements.
  • Experience producing financial and performance reports for senior stakeholders.
  • Strong leadership, communication, stakeholder management, and influencing skills.
  • A commitment to continuous improvement, using learning from complaints, escalations, and customer feedback to improve services.
