A leading UK developer and investment partner, operating at scale across the living sector with a substantial national portfolio, is investing heavily in a new refurbishment business, and is looking for a leader to take full ownership of it.
This is not a traditional construction or projects role. It's a chance to build a nationally recognised business from a strong foundation, helping property owners maximise the long-term value, performance and sustainability of their assets. You'll turn an emerging service line into a significant profit centre with national reach.
The role
Reporting to the senior leadership team, you will:
- Set the strategic direction of the business and shape its market proposition
- Build a strong pipeline and drive sustainable revenue growth
- Identify new opportunities and secure major projects and frameworks
- Build senior relationships with investors, asset owners and operators
- Lead bids and proposals, ensuring solutions are commercially viable, deliverable and aligned with client objectives
- Work closely with investment, commercial and operational teams
- Develop and mentor a multidisciplinary team, building a culture of performance, accountability and collaboration

The market
The business sits at the intersection of asset management, construction, investment and operational real estate. Clients are looking for support with capital investment programmes, ESG initiatives, building safety compliance, lifecycle replacement, mechanical and electrical upgrades, amenity enhancements and asset repositioning. You'll make the business their trusted partner across the full lifecycle of their assets.
About you
This role is driven by commercial leadership more than technical delivery. An understanding of refurbishment and capital projects matters, but you will be recognised above all for your ability to generate business, build influential relationships and deliver growth.

You will have:
- A track record of winning new work, developing client partnerships and leading teams in commercially driven environments
- Senior leadership experience in student accommodation, build-to-rent, residential investment, property consultancy, retrofit or refurbishment contracting
- A current or recent title such as Managing Director, Business Unit Director, Regional Director, Director of Asset Management, Director of Capital Projects, or Operations Director
Experience working closely with investors, asset owners, operators or major property portfolios would be particularly valuable.
