Skills

• Strong electrical fault-finding and problem-solving ability, with a methodical approach to diagnosis and repair.
• Ability to read and interpret electrical drawings, schematics, manufacturers’ information and technical documentation.
• Ability to plan and prioritise planned, reactive and minor works across a semi-static workload.
• Clear and professional verbal and written communication skills.
• Ability to build effective working relationships with clients, site users, colleagues, subcontractors and suppliers.
• Ability to maintain accurate maintenance records and provide clear technical information, including the fault, action taken, root cause where known and recommendations.
• Good customer service awareness and the ability to minimise disruption while works are undertaken.
• Ability to work independently while supporting and collaborating with the wider Building Services Team.
• Flexible, proactive and willing to support reasonable multi-skilled tasks within competence.

Other

• The ability and willingness to travel between client sites in and around London.
• A full UK driving licence is desirable and may be required depending on the allocated site and mobile support arrangements.
• Appreciation that occasional out-of-hours, overtime or emergency support may be required, subject to operational need and prior agreement where practicable.
• All work must be undertaken within the post holder’s competence, training and authorisation. Tasks outside competence must be made safe where appropriate and escalated promptly.
• The post holder is expected to present a professional image and comply with site security, access, safeguarding and client-specific requirements.

DUTIES

Electrical Maintenance

• Complete electrical planned preventative maintenance tasks in accordance with the agreed schedule, task instructions, statutory requirements and EWC procedures.
• Respond to electrical reactive maintenance requests, diagnose faults and complete safe, effective repairs within the post holder’s competence and authorisation.
• Undertake minor electrical installation and alteration works, including replacement of defective accessories, lighting components and associated equipment, as instructed and permitted.
• Carry out electrical inspection and testing activities only where suitably qualified, competent and authorised, ensuring results and certification are recorded correctly.
• Apply safe isolation, lock-off and proving-dead procedures before electrical work is undertaken.
• Identify defects, deterioration, non-compliance and recurring faults, and provide clear recommendations for remedial action or further specialist investigation.

Building Services Support

• Support the wider Building Services Team with maintenance activities and operational requirements across assigned sites.
• Undertake minor plumbing maintenance within competence, including basic tap and fitting replacements, minor accessible leak repairs, clearing simple blockages and replacing consumable components.
• Undertake minor building fabric works within competence, such as basic patch repairs, adjustments, resealing, touch-up painting and minor fixture or fitting repairs.
• Assist other trades where reasonably required, while ensuring that electrical responsibilities remain the primary focus of the role.
• Escalate specialist, high-risk or out-of-scope works to the line manager and support the coordination of follow-on attendance.

Compliance and Safety

• Ensure all activities comply with relevant legislation, statutory requirements, EWC safe systems of work, site rules and client procedures.
• Prepare, review and work in accordance with suitable risk assessments and method statements, and report any change in conditions that could affect safe delivery.
• Use tools, test equipment and personal protective equipment correctly, completing pre-use checks and reporting defects promptly.
• Maintain good housekeeping, protect work areas and leave systems and locations safe, secure and operational on completion.
• Report hazards, near misses, incidents, defects and compliance concerns promptly through the appropriate channels.
• Support audits, inspections, investigations and compliance reviews as required.

Records, Customer Service and Teamwork

• Record all completed work accurately and promptly within the CAFM or designated reporting system, including labour, materials, findings, test results and follow-on recommendations.
• Maintain site logbooks, asset records, permits, worksheets and supporting maintenance documentation to the required standard.
• Provide timely updates to the line manager and client representative where faults, delays, access issues or additional works may affect service delivery.
• Communicate professionally with site users and plan works to minimise disruption to client operations.
• Support the ordering, control and effective use of materials, consumables, tools and spare parts.
• Participate in toolbox talks, training, team briefings and continuous improvement activities.
• Provide day-to-day guidance to apprentices and foster a positive working environment.
• Represent EWC positively and professionally and uphold company values at all times.
