We’re looking for an ambitious Area Director to lead our haart business across the West of England — someone who can inspire high-performing teams, unlock new opportunities and deliver outstanding commercial results across a diverse and exciting property market.

This is far more than a branch leadership role. You’ll have the opportunity to shape strategy, develop talented people, grow market share and drive performance across the region, while playing a pivotal role in the continued success and growth of the haart brand.

Job Title: Area Director
Location: West/Somerset
Reports to: Chapter Managing Director
Direct Reports: Branch Managers and Branch Teams across defined area
Also Responsible for: Direct management and performance of own branch (as Branch Manager)

Main Purpose of the Role

The Area Director is a senior multi-site leader responsible for driving performance, profitability, and market share across a defined group of branches, while simultaneously operating as a high-performing fee-earning Branch Manager within their own branch.

This role ensures the Area Director remains operationally sharp, commercially active, and closely connected to the realities of the business. The role combines strategic leadership, coaching, and performance management across multiple locations with direct accountability for personal revenue generation, listings, and branch success.

The Area Director leads by example, embedding a high-performance culture grounded in activity, standards, and commercial delivery across the area.

Key Responsibilities

Multi-Site Leadership & Performance (Area Director Responsibilities)

  • Deliver area-wide strategic and operational plans aligned to business objectives, including revenue, profit, and market share targets
  • Lead, coach, and develop Branch Managers to achieve consistent high performance
  • Build a strong, aligned leadership team that owns and delivers operational standards
  • Drive a culture of accountability, coaching, and continuous improvement across all branches
  • Monitor area performance through KPIs, financial metrics, and activity measures, taking corrective action where required
  • Ensure consistent implementation of company standards, processes, and compliance requirements across all locations
  • Lead recruitment, retention, and succession planning for the area
  • Champion collaboration across business streams (Estate Agency, Legal Services, Financial Services, New Homes)
  • Act as the senior representative and “face” of the area internally and externally

Branch Leadership & Fee Earning (Player–Coach Responsibility)

  • Retain full accountability for the performance and results of own branch
  • Actively generate business through:
    • Listings
    • Market appraisals
    • Canvassing and prospecting activity
  • Personally contribute to revenue through fee earning (sales agreed, instructions, pipeline generation)
  • Lead from the front by demonstrating best-in-class sales behaviours and standards
  • Maintain expert, current knowledge of:
    • Local market conditions
    • Valuation strategy
    • Sales techniques and negotiation
  • Provide hands-on support to branches during:
    • Leadership gaps
    • Staffing shortages
    • Peak trading periods
  • Ensure personal credibility as a practitioner, reinforcing leadership authority through action

    • Listing generation

  • Protect and enhance brand reputation through service standards and review performance
  • Lead local marketing initiatives and ensure alignment with area strategy

Essentials

  • Proven experience managing multiple locations or teams
  • Strong track record as a high-performing fee earner (Estate Agency or similar)
  • Evidence of successfully leading through leaders
  • Strong presentation, communication, and influencing skills
  • Ability to balance strategic leadership with hands-on delivery
