The basics
Algate, London. In-office when you're not on the road. Travel to customer branches across the UK 2-3 days a week.
We're hiring our Estate Agent/Negotiator in Residence. The person who has actually done the job, walks into a branch, and gets a room full of negotiators using cinnamon.io by the end of the day.
You've valued, listed, viewed, negotiated, and chased a chain to exchange. Now you want to change how the whole industry works instead of doing it one deal at a time.
You're charismatic. You hold a room. You explain things so clearly that the most sceptical negotiator in the branch ends up asking for a login.

Property is one of the most important parts of people's lives. It's where you raise your kids. It's most people's biggest financial decision.
We live in a world where you can send money across borders in 3 seconds, hail a car with a tap, and have your entire medical record on your phone. But when it comes to property? You're waiting for a call back from a branch that closes at 5:30.
The infrastructure that powers how people find homes, move between them, and manage their biggest asset has barely changed in 30 years. CRMs built in the 2000s. Processes designed for paper. Compliance workflows held together by memory and sticky notes.
Nobody has built the definitive AI agent layer for real estate yet. That's what we're doing.

π οΈ What you'll do
- Most weeks, you're in branches.
- Two or three days a week on site. Newcastle on Tuesday, Bristol on Thursday. You're on the train and you like it that way.
- Take new agency customers from signed contract to fully live branch in 7 days or less.
- Sit with negotiators on the floor. Watch how they actually work, not how the process doc says they should.
- You train, and it sticks.
- Run hands-on training for negotiators, branch managers, and MDs. In person, in the room
- Build the training curriculum from scratch. Docs, videos, certification paths, refresher sessions.
- Win over the sceptics. Every branch has someone who's been doing it their way for 20 years. That person is your job.
- You're the voice of the branch.
- Bring structured, specific product feedback back from every visit. Not "they didn't like it" but "here's exactly where they drop off and why."
- Translate between negotiator-speak and engineering-speak, in both directions.
- Turn a messy first implementation into a repeatable playbook by customer #3.

- π You've been a negotiator. Sales or lettings, current or recent. You've hit a listings target, managed a chain, handled a fall-through, and dealt with a vendor who wants a call at 8pm. That credibility is the whole job.
- π€ You're genuinely charismatic. You can walk into a branch where nobody asked for you and leave with the room on side. People like you and they listen to you.
- π You have a teacher's instinct. Maybe you've trained new starters. Maybe you ran the branch's onboarding. Maybe you were a teacher before you got into property. You break things into steps, you read the room, and you don't sigh when someone asks the same question twice.
- β‘ You have real energy. Early trains, full days, four branches in a week. That sounds like a good week to you.
- π§ You notice things. You spot where a workflow is confusing before anyone complains, and you come back with specific, structured feedback.
- π€ AI-native. You use AI tools to move faster: training docs, onboarding videos, follow-up summaries.

β Bonus points
- Trained or managed other negotiators, or ran branch onboarding
- Background in teaching, coaching, or training before or alongside property
- Experience across both sales and lettings
- Worked with a range of CRMs (Reapit, Alto, Jupix, Street, Dezrez) and can spot the difference fast
- Comfortable on UK rail. You'll be on trains most weeks

- You'd rather be closing your own deals than teaching other people to work differently
