Purpose of the Role

Savills is seeking an experienced and dynamic Director of Estate to lead the management and operations of Elephant Park / the Lendlease portfolio — a landmark 47-acre regeneration project in the heart of London’s Elephant & Castle. This flagship mixed-use scheme comprises eight separate residential developments, (one in Deptford) with multiple high-rise buildings, and a vibrant retail quarter featuring over 50 independent retailers. The successful candidate will ensure the residential portfolio is operated to the highest standards of compliance, service delivery, and resident satisfaction.

The Estate Director is the senior operational lead for Elephant Park, responsible for delivering an outstanding mixed-use estate experience across residential, retail, and public realm assets. This role drives operational excellence, financial performance, sustainability outcomes, and stakeholder engagement, acting as the principal interface between Savills, Lendlease, occupiers, and the wider community.

Key Responsibilities

Leadership & People Management

  • Provide visible, values-led leadership across the estate management team, fostering a high-performance culture aligned with Savills and Lendlease core values.
  • Directly line manage the estate team including Estate Managers, Facilities Coordinators, and support staff; define team structure and recruit as required.
  • Conduct regular performance reviews, set clear objectives, and support individual development and progression plans for all direct reports.
  • Oversee succession planning for key roles within the estate team to ensure operational resilience.
  • Drive staff training and competency programmes, including health and safety, customer service, and technical disciplines.
  • Encourage cultural alignment and partnership with service partners to embed Savills and Lendlease philosophy and core values across the supply chain.
  • Play a key part in driving the innovation of the Savills mixed-use offer, working in partnership with other key mixed-use site leads.
  • Establish and develop relationships with key Savills service line leads to drive innovation in the mixed-use sector and develop an innovative approach to operational management.

Financial Management

  • Take full ownership of the Portfolio's financial performance, including preparation of service charge budgets, monitoring against pre-defined cash limits, quarterly financial reporting, and service charge reconciliation.
  • Prepare and present regular financial performance reports to the Client Relationship Director and client, highlighting variances, risks, and opportunities.
  • Support income management across commercial units, including monitoring voids, escalating arrears where appropriate, and liaising with the asset management team on lease events or rent reviews.
  • Drive asset performance reporting beyond service charge management, contributing to broader investment performance analysis as required by the client.
  • Ensure procurement of all supplies and services is undertaken in accordance with the Savills procurement programme, including undertaking tenders, working with consultants, writing decision justification memorandums, and using the Proactis purchase ordering system.
  • Monitor contractor performance against agreed KPIs and SLAs. Review Cleaning, Security, Landscaping, and M&E service contracts as appropriate.

Sustainability & ESG

  • Lead the delivery of the estate's sustainability strategy in line with Lendlease's global sustainability commitments and Savills Global Minimum Requirements, including net zero carbon pathways, energy reduction, and waste management targets.
  • Oversee ESG reporting across the portfolio, ensuring accurate data collection and submission for annual reporting, investor requirements, and client obligations.
  • Embed sustainable procurement within service partner and subcontractor relationships, ensuring supply chain compliance with environmental and social governance standards.
  • Champion BREEAM In-Use, SKA, or equivalent sustainability certification processes for assets within the portfolio where applicable.
  • Report on sustainability performance and community impact to the client, contributing to the wider Elephant Park vision of urban regeneration and placemaking.
  • Identify opportunities to innovate in sustainability, including green infrastructure, biodiversity net gain, and community energy initiatives.

Placemaking, Community & Resident Engagement

  • Champion the Elephant Park placemaking vision, ensuring the estate delivers a distinctive, inclusive, and high-quality public realm experience for residents, occupiers, visitors, and the wider community.
  • Develop and deliver a community partnership programme that creates measurable social value, supports local employment and skills initiatives, and reflects the regeneration heritage of the estate.
  • Manage the resident and occupier onboarding experience, ensuring a smooth transition for new residents, retailers, and commercial occupiers into the estate.
  • Liaise with Events and Marketing teams to ensure the safe organisation, management, and delivery of the Portfolio events programme, driving footfall and community engagement.
  • Have input into, develop, and maintain occupier handbooks, house rules, and regulations.
  • Ensure the team develops and maintains strong relationships with occupiers, residents, local authorities, the Police, Fire Brigade, public transport providers, and other relevant agencies.

Building Safety & Health and Safety

  • Be responsible for overseeing the organisation's compliance with the Building Safety Act 2022, working closely with the Savills Building Safety Team to support and coordinate safety case reports.
  • Maintain a residents engagement strategy, ensuring residents of higher-risk buildings are informed and able to participate meaningfully in building safety matters, while maintaining the golden thread of building information.
  • Ensure Health & Safety, emergency procedures, and safe working practices are established, maintained, and conform to current legislation, providing a safe environment for Portfolio users, contractors, and members of the public.
  • Prepare site regulations and issue and approve permits to work for all contractor activities on site.
  • Establish a regular inspection programme for all areas of the portfolio in accordance with site insurance and regulatory requirements.
  • Ensure all risks identified in the independent Risk Assessment are properly addressed and reviewed as part of the Savills audit process.
  • Lead the development and maintenance of a Business Continuity Plan and major incident management framework, acting as Silver Command in the event of a significant estate incident.

Facilities & Operations Management

  • Take ownership and responsibility for delivering Portfolio facilities operations as identified in the Property Management Agreement (PMA) and any other client-agreed initiatives or projects.
  • Take the lead in driving service delivery across all core service partner contracts, including M&E, Landscaping, Security, and Cleaning, ensuring performance is in line with KPIs and SLAs.
  • Take ownership and responsibility for the Elephant Springs water feature, ensuring smooth operation through liaison with service partners.
  • With assistance from the Estate Manager, be responsible for the Trunk and Pavilion assets that form part of the wider Elephant Park instruction.
  • Identify areas and assets to be included within the Portfolio's Life Cycle Replacement Strategy.
  • Ensure reactive maintenance and day-to-day service requirements are undertaken by the relevant service partner in a timely and cost-effective manner.
  • Be familiar with IT systems, electronic security, heating, ventilating, mechanical and electrical equipment on the Portfolio, ensuring maintenance contracts are in place and suitable to cover O&M manual requirements.
  • Assist and liaise with building surveyors, architects, and consultants on major works.
  • Lead and assist, where applicable, the tender and smooth mobilisation of service contracts.
  • Identify and arrange minor planned works with all service partners and subcontractors.

Technology & Data

  • Oversee the effective use of CAFM (Computer Aided Facilities Management) systems to manage planned and reactive maintenance, compliance tracking, and service partner performance.
  • Leverage data analytics and smart building technology to drive operational efficiencies, reduce energy consumption, and improve the occupier and resident experience.
  • Ensure digital reporting to the client is accurate, timely, and aligned with agreed formats and KPIs.
  • Work in accordance with established Savills procedures, ensuring SEM and Q-Compliance systems remain compliant.

Stakeholder & Client Management

  • Act as the primary point of contact and face of the operational team for all estate stakeholders, including Lendlease, retailers, residents, and wider public.
  • Report directly to the Client Relationship Director and client, keeping them informed on facilities management standards, sustainability performance, community engagement, and the wider Elephant Park vision.
  • Manage relationships with statutory authorities including Southwark Council and the Greater London Authority (GLA), reflecting the estate's significance as a flagship regeneration project.
  • Ensure all aspects of relevant Savills Manuals — including Operations, Health & Safety, and Accounts Manuals — are complied with at all times.
  • Manage procurement schedules, ensuring procurement compliance for the client and Savills, and embedding sustainable procurement within service partners and subcontractors.
  • Act as custodian for all relevant Savills operational systems and compliance frameworks across the Portfolio.

Skills, Knowledge and Experience

  • Proven leadership experience in residential or mixed-use estate management.
  • Strong working knowledge of the Building Safety Act and Fire Safety Regulations.
  • Excellent communication, stakeholder engagement, and financial management skills.
  • Proficiency with property management systems such as Qube or MRI.
  • Excellent communication and stakeholder management.
  • MTPI / MIWFN/ RICS qualification or equivalent preferred.
  • IOSH / NEBOSH qualification desirable.
  • Professional, organised, and methodical approach to workload.
  • Strong attention to detail and commitment to compliance.
  • Team player with excellent interpersonal and communication skills.
  • Proactive problem-solver with a focus on delivering results.
  • Committed to sustainability, resident satisfaction, and continuous improvement.
