Associated British Ports – Humber
Associated British Ports (ABP) is the UK’s leading and best-connected port owner and operator. ABP Property is the UK’s largest port-related property operator, with an annual rent roll of £120 million and a land bank extending to 1,800 acres, alongside an appetite to acquire further strategic landholdings. This is an opportunity to join ABP and provide operational and strategic property advice across its Humber portfolio.
Role Overview
Reporting to the Property Manager, the Estate Manager will manage the day-to-day operation of a varied commercial property portfolio, applying sound estate management principles and supporting strategies to enhance value, increase returns and mitigate risk.
Accountabilities
- Manage the day-to-day estate management requirements of the Humber commercial property portfolio.
- Negotiate lease terms, renewals, rent reviews and lease restructures.
- Ensure compliance with landlord and tenant obligations, maintaining accurate lease records and monitoring critical dates.
- Undertake regular property inspections, ensuring appropriate standards are maintained and occupiers are held accountable for their contractual obligations.
- Contribute to property and estate strategies that enhance value, optimise income and support revenue growth.
- Undertake the annual investment and asset valuation process.
- Support the monitoring of rent collection and the management of any arrears.
- Identify opportunities for cost savings and additional revenue.
- Build and maintain strong relationships with tenants, occupiers, agents and other third-party stakeholders.
- Act as a key point of contact for tenant queries and escalations, ensuring issues are resolved effectively and in a timely manner.
- Work closely with internal commercial, operational, engineering, finance and legal teams.
- Ensure compliance with relevant health and safety regulations, building standards and statutory requirements.
- Promote a positive health and safety culture and ensure appropriate procedures are followed in relation to incidents and accidents.
- Contribute to the preparation of budgets and provide regular and ad hoc property reports.
- Support the Head of Property and Lead Estate Manager with the development of existing and new business opportunities.
- Remain informed of relevant industry developments and best practice, incorporating these across the Humber portfolio where appropriate.

- MRICS qualified.
- Strong knowledge of landlord and tenant matters, supported by proven commercial property experience.
- Experience of lease negotiations, rent reviews, renewals and lease restructures.
- Strong stakeholder-management skills, with the ability to communicate effectively with tenants, occupiers, suppliers, professional advisers and colleagues.
- A pragmatic and commercially minded approach to property management.
- The ability to identify issues promptly, take ownership and hold others to account.
- Proficiency in Microsoft Outlook, Excel and Word.
