Estates Manager - Residential
About the Role
We are recruiting for a rare opportunity to manage a private residential estate in Richmond, London.
The estate comprises around 10 blocks set beside a beautiful garden area built in the 1940s. The property is an RMC and exceptionally well run, with no legacy issues. The role would suit an experienced leasehold property manager or estate manager looking for a long-term position who lives locally to the area.
Key Responsibilities
- Manage the day-to-day operation of the estate.
- Conduct regular inspections of buildings, communal areas and grounds.
- Monitor the performance of maintenance, cleaning, landscaping and security contractors.
- Arrange repairs and planned maintenance works.
- Ensure health and safety compliance, including risk assessments, fire safety and statutory inspections.
- Preparation of major project budgets.
- Coordinate major works and improvement projects where required.
- Attend residents’ board meetings.
- Onboarding property management software to support efficiency, resident satisfaction and compliance.

About You
- History of leading and motivating teams.
- Strong knowledge of property management and estate maintenance.
- Excellent communication and interpersonal skills.
- Experience managing contractors and service providers.
- Financial awareness, including experience of service charge budgets.
- Knowledge of UK health and safety legislation and compliance requirements.

Qualifications
- IRPM or TPI qualification (or working towards).
- IOSH Managing Safely or NEBOSH Certificate.
