DEVELOPMENT DETAILS

You’ll lead operations at a landmark residential community of around 500 contemporary homes in the heart of Walthamstow. Thoughtfully planned across multiple phases and centred on landscaped public spaces, this vibrant setting combines greenery with city energy, and every apartment enjoys a private balcony or terrace. You’ll be at the hub of a thriving neighbourhood, working closely with residents, partners and on-site teams to keep the environment safe, welcoming and impeccably run.

ROLE EXPECTATIONS

You will be the on-site lead for service delivery, safety and customer experience, coordinating contractors and in-house teams to keep buildings, grounds and services running smoothly. You’ll build strong relationships with residents, handle enquiries and issues with care, and manage budgets, compliance and reporting with accuracy. Most days blend visible presence around the estate with planned inspections, supplier oversight and stakeholder updates.

What Success Looks Like

  • Residents feel listened to and see swift, courteous resolution to issues.
  • Estate presentation is consistently high, with proactive maintenance and tidy communal areas.
  • Compliance actions are up to date, documented and evidenced without prompting.
  • Budgets, purchase orders and invoices are accurate, timely and within agreed parameters.
  • Suppliers are well briefed, monitored and deliver to clear KPIs and standards.
  • Communication is regular, clear and tailored to the audience, preventing surprises.

How You'll Spend Most Of Your Time

  • Conducting daily estate walks and planned inspections, logging actions and following through to completion.
  • Leading contractor inductions, permits to work and on-site supervision to ensure safe, quality delivery.
  • Managing resident communications, meetings and enquiries, resolving matters and escalating when needed.
  • Overseeing H&S, compliance checks, risk assessments and maintaining accurate records and portals.
  • Tracking budgets, raising POs, approving invoices and preparing reports for internal and client review.
  • Coordinating lifecycle and snagging items across phases, liaising with developers and stakeholders.

Experience That Helps

  • Managing a large mixed-phase residential development or comparable multi-building site.
  • Overseeing contractors, permits to work and safe systems with a strong H&S mindset.
  • Handling resident engagement, complaints resolution and community events or communications.
  • Working with budgets, procurement processes, KPIs and service level reporting.
  • Using property management systems, digital logbooks and compliance trackers.
