Purpose of the Role
The main purpose of this dual-capacity role is supervising all aspects of the day-to-day running, compliance, and management of the property under your control, while directly executing hands-on maintenance, fabric repairs, and technical upkeep. You will blend high-level facility oversight with manual handyman skills to deliver an efficient, safe, and cost-effective estate.
Key Responsibilities
Operations & System Management
- Digital Compliance: Maintain the Savills Dashboard to ensure it remains complete and up to date at all times.
- Checklist Reporting: Execute and upload all Monthly, and Quarterly facility checklists onto the dashboard.
- Extended Portfolio Coverage: Manage secondary properties listed under the site service provision as requested to cover the Record Store.
Hands-on Maintenance & Fabric Upkeep (Handyman Duties)
- Building/Estates Fabric Repairs: Carry out minor repairs such as - installing signage, external painting, door lock and catches, sweep small debris, jet washing, minor carpentry.
- Basic Plumbing: Clear blocked toilets or pipes, minor tap repairs, repair minor leaks.
- Basic Electrical & M&E: Replace lightbulbs, reset MCB’s, and log monthly utility meter readings.
- Decorating: Touch up paintwork, sand down wooden surfaces, and maintain paint stocks to quickly restore property presentation standards.
- Site Cleanliness & Grounds: Oversee waste segregation, and manage light groundskeeping to maintain high aesthetic standards.

Safety, Security & Compliance
- Statutory Compliance: Ensure 100% compliance with Health & Safety, COSHH, environmental policies, and statutory building codes.
- Fire Safety: FRA audit actions, assist with evacuation drills, fire door checks.
- Emergency Preparedness: Maintain precise knowledge of all water stopcocks, gas main valves, electrical breakers, update emergency plans and PIRP’s.
Contractor & Stakeholder Relations
- Contractor Supervision: Direct site contractors to ensure safe working practices, high service delivery and ensure log books maintain.
- Best Value Audits: Evaluate supplier contracts and property management systems to propose cost-saving measures for tenants and clients.
- Public & Tenant Relations: Foster strong working partnerships with tenants, local authorities, local community groups, the Police, and the Fire Brigade.

Skills, Knowledge and Experience
Core Technical Skills
- Handyman Background: Proven experience in general building maintenance, plumbing, painting, or carpentry.
- Tool Competency: Expert capability safely operating a wide range of manual and power tools.
- COSHH Training: Detailed knowledge regarding the safe use, handling, and storage of hazardous chemical substances.
Soft Skills & Systems
- Tech-Savvy: Ability to confidently navigate estate management systems and digital compliance dashboards.
- Communication: Strong interpersonal skills to handle tenant inquiries and manage external contractor relationships.
- Physical Fitness: Capable of handling low intensity of physical manual labour, lifting equipment, and navigating flights of stairs or rough terrain.
Working Hours - 45hrs/week
Salary - £45K
