Surveyor/Senior Estates Manager

Job Description

I’m currently looking to speak with experienced Surveyors/Senior Estates Managers to join a property management team providing corporate property management, service coordination, and strategic advice across a diverse commercial property estate.

The portfolio comprises a range of office, retail, industrial, and specialist property interests, providing an opportunity to take responsibility for a varied and commercially focused estate.

The role will combine day-to-day property management, lease administration, service coordination, stakeholder management, and strategic estate advice, alongside the development of strong client relationships and identification of opportunities to enhance the wider service offering.

Core Responsibilities

The successful candidate will be responsible for a broad range of property and estate management activities, including:

  • Managing landlord enquiries and monitoring obligations under leases
  • Regular liaison with tenants regarding lease obligations and other property matters
  • Coordinating and resolving third-party and neighbouring-party requirements and disputes
  • Coordinating and managing the sublet estate
  • Planning, undertaking, and reporting on property inspections
  • Ensuring property files and records are maintained accurately and up to date
  • Maintaining appropriate data, supervision, and regular reporting across the client property database
  • Managing specialist service partners and provisions across the property portfolio
  • Reviewing and quality-assuring reports and recommendations provided by specialist subject matter experts
  • Undertaking routine lease advisory and agency work
  • Monitoring and updating the client helpdesk
  • Coordinating quarterly tenant meetings
  • Monitoring the performance of contractors and service providers
  • Contributing to the planning, development, and monitoring of premises
  • Collating data and reporting on health & safety and environmental performance
  • Supporting accident investigations and reporting, together with the coordination of insurance claims
  • Processing and reviewing invoices
  • Ensuring compliance with company policies and statutory requirements relating to health & safety, fire safety, and hygiene
  • Working flexibly and collaboratively as part of the wider team
  • Providing line management and support to an administrator

We are looking for a commercially minded property professional who can operate confidently across a diverse portfolio and build strong relationships with clients, tenants, contractors, and other stakeholders.

You will demonstrate:

Property & Technical Expertise

  • Strong knowledge of commercial property and estate management
  • Confidence dealing with lease obligations, tenant matters, and property-related issues
  • Experience coordinating specialist advisers, contractors, and service providers
  • The ability to review technical reports and provide clear recommendations
  • Experience of routine lease advisory and agency work would be beneficial

  • Strong client relationship management skills
  • Commercial awareness and an understanding of how to identify opportunities
  • A proactive approach to sharing market, client, and property intelligence
  • The ability to identify opportunities to improve service delivery, quality, and value
  • A focus on delivering high levels of client satisfaction

  • Excellent written and verbal communication skills
  • Strong organizational and time-management abilities
  • The confidence to liaise with tenants, clients, contractors, professional advisers, and other stakeholders
  • The ability to actively listen, understand priorities, and incorporate them into planning and service delivery
  • Strong interpersonal skills and the ability to build effective working relationships

Problem Solving & Continuous Improvement

  • A proactive approach to identifying and resolving issues
  • The ability to anticipate potential problems and put solutions in place
  • A willingness to challenge existing processes and identify more efficient ways of working
  • An innovative and adaptable approach to changing client requirements
  • A commitment to maintaining high standards of quality and accuracy

Being MRICS is essential

Teamwork & Leadership

  • A collaborative approach and willingness to share knowledge and information
  • The ability to work effectively as part of a team while also taking ownership of your own workload
  • Confidence working independently and using initiative
  • Experience of line managing or supporting junior team members
  • A willingness to take on additional responsibilities and support colleagues when required

Qualifications & Skills

  • Relevant experience within commercial property or estates management
  • Strong understanding of property management principles and processes
  • Intermediate knowledge of Microsoft Office, including Word and Excel
  • Excellent written and verbal communication skills
  • Strong organizational skills with the ability to manage competing priorities and deadlines
  • Ability to work effectively under pressure and deliver against tight deadlines
