Estates Manager – Humber
Associated British Ports (ABP)
Location: Humber Region (Hull, Grimsby, Immingham, Goole)

At ABP, we’re reimagining the future of ports and property. As the UK’s largest ports operator, we own and manage a diverse and strategically important property portfolio across the Humber – one of the UK’s most significant industrial and logistics hubs.
We are now looking for an MRICS-qualified Estates Manager to join our Humber Property Team, playing a key role in managing and enhancing the value of our commercial and industrial estate.
The Role
As Estates Manager, you will provide both operational and strategic estate management expertise, supporting the performance and growth of a varied property portfolio. You’ll work closely with internal stakeholders and external partners to deliver strong commercial outcomes while maintaining best-in-class estate management practices.
Key Responsibilities
Estate & Portfolio Management
- Manage the day-to-day operation of a commercial and industrial property portfolio across the Humber
- Undertake regular property inspections to ensure compliance and standards are maintained
- Support the development and delivery of asset management strategies to enhance value and returns
- Undertake annual asset and investment valuations in line with IFRS requirements

Lease & Landlord & Tenant
- Lead on lease negotiations, including renewals, rent reviews and restructures
- Ensure landlord and tenant compliance across the estate
- Maintain accurate records of leases and key events such as rent reviews and expiries
Financial & Commercial Performance
- Support rent collection and arrears management
- Identify opportunities for income growth and cost efficiencies
- Contribute to the annual budgeting process and financial planning
Stakeholder Management
- Act as a key point of contact for tenants, occupiers and stakeholders
- Build strong relationships across commercial, operations, engineering and legal functions
- Collaborate with internal teams to support new and existing business opportunities
Compliance & Governance
- Ensure compliance with statutory, health & safety, and building regulations
- Promote a strong Health & Safety culture across the estate
About You
You’ll be a commercially minded property professional with the confidence to operate in a complex, multi-stakeholder environment.
Essential
- MRICS qualified (or equivalent)
- Proven experience in commercial and/or industrial property management
- Strong knowledge of landlord and tenant matters
- Experience or exposure to asset/investment valuations and IFRS standards
Desirable
- RICS Registered Valuer (VRS)
- Experience working in a client-side or portfolio ownership environment
- Strong stakeholder engagement and negotiation skills
- A pragmatic, solutions-focused approach
