About the Role

We are looking for an experienced estate manager with an excellent track record and ability to manage client relationships and oversee and develop a team. It is a great opportunity to work with a CBRE occupier client always looking for ideas to improve portfolio performance and drive efficiencies.

The role is within the Consumer & Manufacturing Vertical in Occupier Accounts, a key service line within Advisory & Transactions.

The candidate will be focused on delivering the highest quality estate management service to the client. A team player, understanding clients' requirements and a strong commitment to providing a quality service are all essential attributes of the role. An ability to communicate with clients and colleagues at all levels is essential.

The successful candidate will be responsible for delivery of estate management reporting to the Estates Management Lead. Day to day work will include dealing with all aspects of estate management including quality customer service, client reporting, database management, landlord/tenant liaison and finance issues all in accordance with the services and service levels required under the contract.

This role can be based in Birmingham or London.

What You'll Do

  • Carrying out all tasks in accordance with the contracted service levels and KPIs.
  • Ensure that all data held for properties is up to date and accurate.
  • Management of a given portfolio to include:
    • Accountability for investigating, tracking and resolving estate management issues.
    • Liaison/correspondence with the client and other stakeholders.
    • Submitting and managing applications for landlord's consent for alterations and other consents where required, whether acting for landlord or tenants.
    • Submitting request for client approval to proposed decisions or recommendations in accordance with the approval process.
    • Being accountable for specific projects/client meetings.
    • Answering queries from Accounts Payable and Data Management teams to ensure accurate recording of lease information and charges.
    • All reporting to be delivered on time and in the correct format, in conjunction with other workstreams.
    • Instruction of other professional colleagues within CBRE where required in relation to building surveying, dilapidation, planning issues, telecoms etc and assisting with delivery of service to the client.
    • Contributing to updating and writing of Playbooks.
    • Attend ad hoc site meetings where required.

If required:

  • Carry out property inspections to ensure landlord, tenant and building compliance and identify portfolio opportunities.
  • The negotiation and completion of small lettings and low value rent reviews. Deal with lease renewals/regears where it is appropriate to do so.
  • Develop relationships with the client and their stakeholders ensuring high satisfaction.
  • Ability to step in when Estates Management Lead is unavailable/on leave.
  • Proactively identify areas for enhancing knowledge and technical skills that would benefit the team. The objective is to enable an ongoing programme of estates management improvement as well as the personal development of the team.
  • Collaborating with other parts of the CBRE business to enable us to deliver a truly integrated solution to CBRE's clients.
  • Proactively look for ways to drive efficiencies for CBRE.

What You'll Need

  • Established track record in commercial estates management ideally acting for occupiers.
  • Experienced in complex estate management issues and able to guide less experienced members of the team.
  • Client orientated, capable of adapting to a changing and demanding environment and work on own initiative.
  • Good organisational skills.
  • Ability to work under time pressure and to meet deadlines while managing conflicting priorities.
  • Ability to bring various teams and stakeholders together to resolve significant issues.
  • Ability to prioritise.
  • Strong communication skills.
  • Very responsive to emails/enquiries.
  • Experience in the use of Horizon or any other property database.
  • MRICS qualification.
  • Clean driving licence.
