At B&M, our property portfolio is a key driver of business performance and growth. As an Estates Manager, you will play a critical role in managing and optimising our store estate, ensuring property decisions deliver commercial value while supporting our ambitious expansion plans across the UK.
This is a fast-paced, commercially focused role that sits at the heart of the business, working closely with Property, Operations, Trading, and Finance teams. You'll be responsible for managing a diverse retail portfolio, leading lease negotiations, identifying growth opportunities, and ensuring the estate continues to deliver maximum value through strong commercial judgement and effective stakeholder management.
Key Responsibilities
- Identify, appraise, and secure new store opportunities that support B&M's growth strategy across retail parks, high streets, and value-led locations.
- Lead rent reviews, lease renewals, and regears, negotiating favourable terms that reduce occupancy costs and improve flexibility.
- Manage a large portfolio of trading stores, ensuring lease compliance, risk mitigation, and operational continuity across the estate.
- Prepare robust financial appraisals and business cases for acquisitions, lease events, and wider portfolio optimisation initiatives.
- Manage external agents, consultants, and legal partners, ensuring transactions are completed efficiently and deliver strong commercial outcomes.

The Ideal Candidate
- MRICS qualified, with significant experience in retail estate management, commercial property, or asset management.
- Proven track record operating within a high-volume, deal-driven environment, managing acquisitions, lease events, and portfolio activity.
- Strong commercial acumen with excellent negotiation skills and the ability to secure value-enhancing property agreements.
- Pragmatic and delivery-focused, with the ability to make sound decisions quickly and effectively in a fast-paced environment.
- Excellent stakeholder management skills, capable of building strong relationships across internal functions, landlords, agents, and professional advisors.
