Estates Services Manager
West Midlands | £55,944 - £63,522 per annum
Are you a Chartered Property, Estates or Construction professional looking to lead a complex and high-profile property portfolio within a large public sector organisation?
We are seeking an experienced Estates Services Manager to lead strategic estate management activity, including property acquisitions and disposals, lease and licence management, estate rationalisation, utilisation planning and major capital projects.
About the Role
This is a senior estates leadership position responsible for delivering a long-term estates strategy across a diverse operational portfolio. You will play a key role in ensuring the estate is efficient, fit for purpose and aligned with organisational priorities, whilst providing expert advice on property, asset management and estate transformation.
You will lead a professional estates team and work closely with senior stakeholders to develop solutions that maximise property utilisation, deliver value for money and support future organisational requirements.

Key Responsibilities
- Lead the implementation of the Estates Strategy across a large and complex estate.
- Manage acquisitions, disposals, lease renewals, licences and property transactions.
- Develop estate rationalisation plans and maximise property utilisation.
- Lead major capital projects from business case through to delivery.
- Manage estate-related budgets and ensure value for money across all property activity.
- Oversee property management systems, asset registers and estate data.
- Engage and influence senior stakeholders to support strategic estate planning.
- Lead negotiations with landlords, developers, consultants and external partners.
- Provide strategic advice on property, asset management and estate investment decisions.
- Manage and develop a professional estates team and deputise for the Service Director when required.
About You
We are looking for candidates with:
- Chartered membership of RICS, CIOB or an equivalent professional body.
- Significant experience within estates, property or asset management.
- Experience leading acquisitions, disposals, lease management and estate rationalisation programmes.
- A strong track record of delivering capital projects and property-related business cases.
- Experience managing multi-site property portfolios.
- Excellent stakeholder engagement, negotiation and commercial skills.
- Strong financial, governance and risk management capability.
- The ability to operate credibly at a senior leadership level.

Package
- Salary: £55,944 - £63,522 per annum
- Location: West Midlands
- Working Pattern: Agile and flexible working arrangements available
- Benefits: Excellent public sector pension and benefits package
- Requirements: Full UK driving licence
