Estates Surveyor – 3 Month Contract
Location: New Road, Grays, Essex, RM17 6SL
Rate: £400.00 per day (Umbrella)
Contract: 3 Month Contract
Hours: Full Time
Working Pattern: Hybrid Working – 3 Days Office Based / 2 Days Remote
Pay: Bi-weekly
Summary
Thurrock Council is looking for a seasoned Estates Surveyor with MRICS qualifications to join their Property Team on a temporary basis. The role involves managing a varied commercial property portfolio with a primary focus on Landlord and Tenant issues, such as rent reviews, lease renewals, and lease negotiations. The successful candidate will serve as the main liaison for tenants and collaborate closely with legal and finance departments to ensure efficient estate management and revenue generation. This position is ideal for a commercially savvy Chartered Surveyor with excellent stakeholder management abilities and a solid background in commercial property management.
Key Responsibilities
- Serve as the main contact for tenants within the Council's diverse commercial estate.
- Oversee a broad spectrum of Landlord and Tenant matters.
- Lead negotiations on:
- Rent Reviews
- Lease Renewals
- Lease Re-gears
- New Lease Agreements
- Foster and maintain strong relationships with tenants and occupiers.
- Collaborate with Legal Services to advance lease documentation and finalize transactions.
- Coordinate with Finance teams to ensure accurate recording of rental income, service charges, and other payments.
- Track lease events and ensure adherence to key deadlines.
- Provide regular updates on:
- Rent Reviews
- Lease Renewals
- Tenant Negotiations
- Estate Management Activities
- Monitor property income and expenditure budgets.
- Identify financial risks and opportunities within the estate.
- Develop financial forecasts and support strategic property decisions.
- Ensure compliance with relevant laws, professional standards, and council policies.
- Contribute to the effective management and performance of the commercial property portfolio.

Essential Requirements
- MRICS Qualified Chartered Surveyor.
- Extensive experience in Commercial Property Management.
- Strong expertise in Landlord and Tenant Surveying.
- Proven track record in negotiating:
- Rent Reviews
- Lease Renewals
- Lease Re-gears
- New Lease Transactions
- Experience managing a mixed commercial or mixed-use property portfolio.
- Excellent stakeholder management and relationship-building skills.
- Experience collaborating with legal and finance professionals.
- Proficiency in:
- Budget Monitoring
- Income Forecasting
- Financial Reporting
- Property Performance Analysis
- Exceptional analytical and reporting capabilities.
- Ability to manage multiple projects and meet deadlines.

Desirable
- Experience in Local Authority or Public Sector property management.
- Familiarity with property management systems.
- Proficiency in financial reporting and budget monitoring tools.
- Experience managing commercial investment assets.
