Estimating Manager – Fit-Out & Refurbishment
Belfast OR Bellshill, Scotland (near Glasgow)
We are recruiting an experienced Estimating Manager for a well-established construction and fit-out business delivering high-value projects across the UK and Ireland.
This is a senior leadership opportunity for an estimating professional with strong fit-out and refurbishment experience who can lead a team, shape bid strategy and manage tenders from initial review through award and commercial handover.
The Role
You will:
- Lead and develop the estimating team
- Shape and agree bid-win strategies with senior leadership
- Oversee the preparation of accurate and competitive estimates
- Develop and manage bid programmes
- Chair internal and external tender progress meetings
- Identify and manage tender risks and opportunities
- Review contract documentation and establish the appropriate commercial tender position
- Develop strategies to secure competitive supply-chain quotations
- Manage tenders from conception through award and handover
- Support the development of new business opportunities with existing and prospective clients
Projects span fit-out and refurbishment, including commercial offices, retail, showrooms and public-sector environments, with values ranging from smaller schemes to approximately £30m.

What We’re Looking For
You should have:
- Relevant Estimating or Quantity Surveying qualification/background, or equivalent strong professional grounding
- Proven construction estimating experience
- Strong fit-out and/or refurbishment experience
- Experience using estimating software
- Experience working across both small and large projects
- Previous experience leading and managing an estimating team
- Strong understanding of two-stage, single-stage and negotiated tendering
- Excellent communication skills with colleagues and senior stakeholders
- Ability to work effectively to tight deadlines
- Strong accuracy and attention to detail
- A flexible, collaborative and team-focused approach
Advantageous
- Principal or main-contractor experience is strongly preferred but not essential
- RICS, CIOB or ACostE membership
- Experience working on complex, live or occupied-environment projects
- Strong supply-chain and subcontractor market knowledge

You do not need experience with one specific estimating software package or to have personally delivered a £30m tender. Relevant project complexity, tender ownership and transferable estimating experience will be considered.
Why Consider This Opportunity?
This role offers the opportunity to take genuine ownership of an estimating function, influence senior bid strategy and work across a diverse portfolio of high-value fit-out and refurbishment projects.
Package & Location
Base salary: £70,000–£80,000
For a particularly strong candidate whose experience closely matches the full leadership and technical scope, there may be some flexibility subject to discussion.
The role can be based in either:
- Belfast, Northern Ireland or
- Bellshill, North Lanarkshire – near Glasgow
Flexible and hybrid working options are available, subject to the role and office requirements.
Working pattern: Permanent, full-time, with flexible/hybrid working options
