An established and highly regarded high-end residential main contractor is looking to appoint an experienced Estimator to join its pre-construction and commercial team.

The business specialises in delivering super-prime residential refurbishments, bespoke new builds and complex high-end residential projects across London and the Home Counties, working on exceptional properties for private clients, architects, designers and property professionals. With a strong pipeline of prestigious projects, this is an excellent opportunity for an Estimator who wants to work on genuinely high-quality schemes where attention to detail, technical understanding and accurate pricing are critical.

The Role

As Estimator, you will take responsibility for pricing a range of high-end residential projects from early-stage cost planning through to tender submission. You will work closely with the pre-construction, commercial and project teams, as well as architects, designers, consultants, subcontractors and suppliers, ensuring projects are accurately priced and commercially competitive.

Key Responsibilities

  • Prepare detailed estimates for high-end and super-prime residential projects.
  • Review drawings, specifications, schedules and tender documentation.
  • Carry out detailed take-offs and build-ups across all elements of construction.
  • Prepare Stage 3 and Stage 4 cost plans and develop estimates as design information progresses.
  • Price refurbishment, fit-out, alteration, extension and bespoke new-build projects.
  • Prepare detailed tender submissions and bills of quantities where required.
  • Issue tender enquiries to subcontractors and suppliers.
  • Analyse quotations, negotiate costs and ensure competitive procurement.
  • Develop and maintain strong relationships with the supply chain.
  • Review subcontractor returns and produce accurate tender comparisons.
  • Identify commercial risks, exclusions, opportunities and potential value-engineering solutions.
  • Work closely with Project Managers, Quantity Surveyors and senior management during the pre-construction process.
  • Attend tender meetings, site visits and client/consultant meetings where required.
  • Assist with the handover of successful projects to the delivery team.
  • Maintain up-to-date knowledge of construction costs, materials, labour and specialist finishes.
  • Price bespoke and technically complex elements where standard rates may not be applicable.

About You

The successful candidate will have proven experience working as an Estimator within high-end residential construction, ideally with a main contractor. You will have a strong understanding of the complexities involved in pricing luxury residential projects, including bespoke finishes, specialist trades, high-specification materials and complex refurbishment works.

Requirements

  • Proven experience as an Estimator within a main contractor environment.
  • Experience pricing high-end, luxury or super-prime residential projects.
  • Strong experience with refurbishment, fit-out, bespoke new build and/or complex residential projects.
  • Experience producing detailed estimates and cost plans from drawings and specifications.
  • Strong understanding of construction methods, materials and sequencing.
  • Experience pricing projects through RIBA Stages 3 and 4.
  • Strong subcontractor and supplier relationships.
  • Excellent commercial awareness and attention to detail.
  • Strong negotiation and analytical skills.
  • Ability to manage multiple tenders and deadlines simultaneously.
  • Excellent communication skills with the ability to work with clients, architects, designers, consultants and internal teams.
  • Strong Excel and estimating software skills.
