Repairs Supervisor – Excellence Support Team

Location: Newham

Salary: Up to £47,000 depending on experience

Job Type: Permanent, Full-Time

We are recruiting on behalf of an established property services contractor delivering responsive repairs, planned works, refurbishments and voids services across the UK.

Our client is looking for an experienced Repairs Supervisor to join a specialist operational support team working across high-priority contracts in London and the South East.

This is a fast-paced role suited to an experienced repairs professional who can adapt quickly to different contracts, systems and operational environments while maintaining high standards of safety, quality, productivity and customer service.

The Role

The Repairs Supervisor will provide on-site and operational support across reactive maintenance contracts, helping to improve performance, quality and service delivery.

You'll work closely with operatives, subcontractors, planners, supervisors and client teams, ensuring repairs are delivered safely, efficiently and in line with contractual requirements.

Key Responsibilities

Quality & Compliance

  • Carry out detailed desktop quality checks on completed works.
  • Review Schedule of Rates (SOR) codes, photographic evidence and completion standards.
  • Conduct post-inspections and monitor works requiring follow-on action.
  • Review asbestos information and support the progression of asbestos-related works.
  • Conduct performance reviews with operatives and subcontractors.
  • Carry out regular van stock audits.
  • Ensure operatives and subcontractors are fully inducted and compliant.
  • Maintain accurate training and compliance records.

  • Support the day-to-day performance of reactive repairs contracts.
  • Liaise with internal teams, clients and other stakeholders.
  • Manage the supply chain to ensure works are completed within agreed timescales.
  • Drive efficiency across diary management, travel times and task durations.
  • Monitor performance against contractual KPIs.
  • Provide technical support to planners, supervisors, operatives and complaints teams.
  • Attend pre-inspections where required and complete relevant documentation.
  • Support out-of-hours escalation processes where required.

Commercial & SOR Governance

  • Review and validate SOR coding for direct labour and subcontractor claims.
  • Challenge inaccurate coding and ensure value for money.
  • Manage and resolve variation claims, ensuring appropriate evidence is provided.
  • Monitor subcontractor and operative performance.
  • Oversee variations and ensure timely agreement with the client.
  • Monitor materials spend and arrange contra-charges or cost transfers where required.

Documentation & Reporting

  • Maintain training records for directly employed operatives.
  • Arrange required safety and skills training.
  • Prepare reports and documentation in line with company procedures.
  • Analyse performance trends to identify commercial risks, productivity gaps and operational inefficiencies.

Resident & Client Focus

  • Promote high standards of professionalism, safety and resident care.
  • Support effective communication between operational teams and client representatives.
  • Ensure works are delivered in line with customer and quality expectations.

About You

We're looking for a proactive and experienced repairs professional with strong technical knowledge and a good understanding of social housing maintenance.

You'll need to be comfortable working in a fast-moving environment, managing multiple priorities and building relationships quickly across different teams and contracts.

Requirements

  • Strong understanding of social housing repairs and property maintenance.
  • Knowledge and experience using NHF SOR codes and other pricing models.
  • Understanding of compliance requirements including asbestos, Health & Safety and subcontractor governance.
  • Strong technical knowledge.
  • Understanding of relevant legislation and compliance requirements.
  • SSSTS and/or IOSH qualification.
  • Knowledge of scaffold inspection, working at heights, manual handling and asbestos awareness.
  • Experience managing performance and delivering toolbox talks.
  • Strong written and verbal communication skills.
  • Excellent attention to detail and analytical ability.
  • IT literate, including Microsoft Office and job management systems.
  • Strong organisational and record-keeping skills.
  • Proactive, solutions-focused approach.
  • Strong stakeholder management and interpersonal skills.
  • Ability to multitask and prioritise effectively.
  • Strong problem-solving skills.
  • Comfortable working to tight deadlines.
  • Full UK Driving Licence.

Key Experience

  • Previous experience within property repairs and maintenance.
  • Experience in quality assurance, SOR validation or commercial governance.
  • Experience working with planners, operatives, subcontractors and client teams.
  • Experience with audits, compliance management or technical desktop reviews.
