Location: Potters Bar, Hertfordshire, EN6
Job Type: Full-time, Permanent
Salary: Competitive, dependent on experience + bonus
About Auckland Estates
Auckland Estates is an established independent property company based in Potters Bar, with over 40 years' experience across residential and commercial property.
We are looking for an experienced and motivated Block Manager to join our Commercial & Block Management team and take responsibility for an established portfolio of residential and mixed-use developments.
This is a varied and responsible position suited to someone who enjoys taking ownership of their portfolio, building strong relationships with clients and residents, and ensuring the developments they manage are maintained and operated to a high standard.
You will work closely with our Head of Commercial & Block Management while having responsibility for the day-to-day management of your own portfolio.
The Role
Your responsibilities will include:
- Managing the day-to-day operation of a portfolio of residential and mixed-use blocks and estates
- Taking ownership of property management matters and seeing issues through from initial report to resolution
- Acting as a key point of contact for freeholders, management company directors, leaseholders, and residents
- Building and maintaining strong relationships with clients and providing a high standard of communication and service
- Carrying out regular site inspections and identifying maintenance, repair, and improvement requirements
- Arranging reactive and planned maintenance works and ensuring developments are maintained to a high standard
- Obtaining quotations, appointing contractors, and monitoring works through to completion
- Managing and reviewing contractors, suppliers, and service agreements to ensure quality and value for money
- Preparing annual service charge budgets and monitoring expenditure throughout the year
- Liaising with accountants regarding year-end service charge accounts and reconciliations
- Monitoring service charge and ground rent collection and assisting with arrears where required
- Reviewing leases and understanding the respective responsibilities of freeholders and leaseholders
- Ensuring developments remain compliant with relevant health & safety, fire safety, and other statutory requirements
- Maintaining accurate compliance, inspection, and property records
- Managing building insurance matters and assisting with claims where required
- Managing Section 20 consultation procedures and assisting with the planning and delivery of major works projects
- Handling leaseholder and resident enquiries, complaints, and disputes professionally and effectively
- Attending and, where appropriate, leading AGMs, residents' meetings, and client meetings
- Preparing reports, updates, and recommendations for clients and management company directors
- Working closely with colleagues across the department and wider business to provide a consistent level of service
- Assisting with the onboarding of new developments and management instructions as the portfolio continues to grow
- Providing appropriate guidance and support in the event of genuine out-of-hours emergencies, including weekends, where reasonably required

About You
We are looking for someone with solid experience in residential block management who is confident managing their own workload and portfolio.
You should have:
- A minimum of 2 years' relevant block management experience
- Good working knowledge of residential leasehold and block management
- Experience preparing and managing service charge budgets
- Knowledge of Section 20 consultation procedures and major works
- A good understanding of current health & safety, fire safety, and property compliance requirements
- Confidence reading and interpreting leases
- Experience dealing directly with freeholders, management company directors, leaseholders, and residents
- Strong organisational skills and the ability to manage multiple properties, projects, and priorities
- Excellent written and verbal communication skills
- A professional and personable approach when dealing with clients and residents
- The confidence to handle difficult conversations and resolve problems effectively
- The ability to work independently while also being part of a wider team
- A proactive approach and willingness to take ownership of issues through to resolution
- Good IT and administrative skills
- A full UK driving licence and access to a vehicle
- A TPI qualification, or progress towards one, would be advantageous, although relevant experience and ability are equally important.

Working Hours
Monday to Friday – 9am to 5pm.
