The Opportunity
We're hiring a Facilities & Contracts Manager to take full ownership of two commercial buildings on the same industrial park — the fabric, the plant, the equipment that keeps operations moving, every contract behind it, and Health & Safety across both sites.
This is a hands-on, single-owner role, not a coordination seat. You'll be our appointed competent person for Health & Safety and the Responsible Person for fire safety, and you'll be the one who knows when the next LOLER examination is due, which contractor is underperforming, and what the landlord owes us. You'll report to the Senior Operations Manager, with a direct line to the Operations Director on anything safety-critical.

What you’ll own
Sites and buildings
- Day-to-day operation and maintenance of two commercial/industrial buildings on one park, keeping both safe, compliant, functional and presentable.
- Planned and reactive maintenance across building services: HVAC, electrical distribution, lighting, water systems, doors and loading bays, roofing and fabric.
- The PPM calendar — building it, running it, and evidencing documentation.
Equipment and plant
- Warehouse and operational equipment: racking, forklifts and MHE, cold storage and fridges, and associated plant. You'll own servicing schedules, statutory examinations, repairs, spares and end-of-life replacement.
- Cold chain integrity from a facilities standpoint — refrigeration servicing, F-Gas obligations, temperature monitoring and alarm response, contingency planning for failure.
- Minimising downtime: understanding what's critical, what the single points of failure are, and having a plan before something breaks.
Health & Safety
- You'll be the appointed competent person for Health & Safety across both sites and the Responsible Person under the Fire Safety Order:
- Owning and maintaining the H&S management system: policy, risk assessments, COSHH, manual handling, DSE, working at height, and safe systems of work.
- Contractor safety: RAMS review and approval, permits to work, induction, and CDM duties on projects.
- Accident, incident and near-miss reporting and investigation, including RIDDOR — with root cause analysis and corrective actions that actually close out.
- Chairing H&S meetings, running toolbox talks, delivering inductions and refresher training, and keeping the training matrix current (including forklift and first aid).
- Fire and emergency management: fire risk assessments, evacuation plans, drills, marshals and first aiders.
- Internal audits and inspections, and acting as the point of contact for HSE, fire authority, insurers and environmental regulators.

Statutory compliance
- You'll be accountable for keeping both sites fully compliant, with the records to evidence it:
- Fixed wiring inspection and testing (EICR), PAT and electrical safety
- LOLER thorough examinations on forklifts and lifting equipment; PUWER and annual SARI/SEMA racking inspections
- Legionella and water hygiene (ACOP L8 / HSG274) — risk assessments, monitoring, remedials
- Fire safety: fire risk assessments, fire alarm and emergency lighting servicing, extinguishers, means of escape, sprinklers/dry risers where fitted
- Intruder alarm, CCTV and access control — servicing, monitoring contracts and response
- Asbestos management, gas safety, lifts and any other applicable regime on site
- Where something is out of compliance, you'll flag it early, price the fix and get it closed out.
Contracts and suppliers
- Full lifecycle ownership of the facilities contract portfolio: security, cleaning, waste, utilities, landscaping, pest control, M&E, refrigeration and equipment servicing.
- Specification and tendering, commercial negotiation, SLA and KPI setting, performance reviews, and renewal or replacement decisions.
- Writing clear scopes of work so contractors deliver what we actually need, first time.
Landlord and lease
- Primary contact for the landlord and managing agent across both buildings.
- Managing the practical side of our lease obligations — repairing covenants, alterations consents, access, service charge review and challenge, and planning for lease events including dilapidations and break/renewal dates under the Landlord and Tenant Act.
Budget and projects
- Owning the facilities opex budget and building the capex case for equipment replacement and site improvement.
- Delivering small-to-medium refurbishment and improvement projects end to end: scope, cost, contractor selection, programme, and handover.
- Finding real cost savings — consolidating contracts, energy efficiency, moving from reactive to planned.

Who you are
Essential
- 3+ years in a dedicated Facilities Management or Building Services role, ideally across more than one commercial or industrial site.
- IOSH General Certificate or equivalent, and experience in leading H&S for a site — writing risk assessments, investigating incidents and running the system.
- Working knowledge of UK statutory compliance in a warehouse or industrial setting — LOLER, PUWER, EICR, L8, fire safety — and the confidence to hold contractors to it.
- A track record of tendering, negotiating and managing a mixed portfolio of service contracts, with evidence of what you saved or improved.
- Experience specifying and delivering capex projects, including writing detailed scopes of work.
- Comfortable being the escalation point. When a cold room fails at 6am, you're the call.
Nice to have
- NEBOSH Diploma, IWFM membership, or fire risk assessor qualification.
- Experience in a regulated environment — healthcare, pharmacy, food or life sciences.
- ISO 45001 or 14001 implementation.
- CAFM / maintenance management system implementation.
- Landlord and tenant experience: service charge negotiation, dilapidations, lease events.
- A trade or technical background (electrical, mechanical, refrigeration).

Interview process
We aim to move quickly and will give you a decision at every stage.
- Application review — we read every application and respond within one week.
- Screening call, 30 mins — Google Meet with the Senior Operations Manager on your core experience and fit.
- Technical interview, 60 mins, on site — with the Pharmacy Operations Lead and a walk of both buildings, then a conversation about H&S, compliance regimes, equipment servicing and contract management. We'll ask you what you'd flag on the walk round, so bring your eye and some examples.
- Final interview, 30 mins — Google Meet with a member of the UK operations team, focused on how you work and how you'd fit the team.
