Shaw Healthcare - Facilities Manager

Shaw Healthcare are recruiting a Facilities Manager for Shropshire. Shaw Healthcare is responsible for the domestic and catering services for the care centre.

Salary: £40,000 Per annum

Hours: 37.5 hours per week. Monday - Friday.

Primary Objective

To deliver an all-encompassing Facilities Management service as part of a PFI contract across a group of 6 sites in Shropshire which are operated by the Local Authority.

Shaw Healthcare is one of the UK’s leading Health and Social care providers who deliver a wide spectrum of care in a variety of purpose-built care environments; care homes for the elderly, specialist dementia units, mental health units and low secure psychiatric hospitals.

Objectives

  • To deliver the facilities management service in line with the requirements of the contract.
  • To line manage the team of Maintenance Operatives and Domestic Cleaners ensuring that they undertake their duties in line with the requirements of the contract.
  • Monitor performance, timekeeping, lead, develop and mentor the staff team. Deal with HR issues as they arise.
  • Ensure that all contractual Key Performance Indicators are met and recorded.
  • Prepare, implement and manage a Schedule of Planned Maintenance for each care facility, which will include statutory servicing, cyclical and planned maintenance work.
  • Manage and deliver a reactive repair service in partnership with the Head Office Help desk team.
  • In collaboration with the, carry out routine inspections and condition surveys in line with contractual requirements.
  • Prepare schedules of work relative to inspections and condition surveys including specifications and drawings and assisting the Property Services Department with tender and contract documentation where appropriate.
  • Supervising onsite works, authorising payments and final accounts.
  • Prepare and present monthly reports to the Project Liaison Group.
  • Participate in H&S audits in line with contractual requirements and organisational standards.

  • Assist in the management of the Life Cycle fund and prepare applications to access Life cycle funds and finance streams.
  • Assist in the preparation of annual property budgets; liaising with the Property Services Department and Finance Departments.
  • Review all contractor service reports and action any remedial works identified therein.
  • Review inspection reports received from Statutory bodies including the Health and Safety Executive, Fire Officers, Environmental Health Officers and the Care Quality Commission.
  • Participate and lead the team in the management of specific tasks, i.e. CDM Regulations, Control of Legionella and Fire Risk Management.
  • Participation in the Groups Environmental Management System accredited under ISO14001.
  • Provide technical assistance to manage property related contract variations.
  • Contribute in managing and overseeing Energy Efficiency Initiatives such as the Streamlined Energy Carbon Reporting (SECR) and the Energy Savings Opportunities Scheme (ESOS).
  • Assist in the management of the Approved Supplier and Contractor database.
  • Assist in the management of the organisation’s statutory compliance service agreements.
  • Manage and update the buildings’ Operating and Maintenance Manuals (O&M).
  • To undertake the role of Client or Principle designer in respect of CDM Regulations.
  • To keep records, manage databases, update the Asset Management system and monitor the Maintenance Operative compliance system (Zetasafe).
  • Any other duties as defined and required by the Property Services Department or Director of Property Management.
  • Attend Fire and First Aid training in addition to all vocational and E learning.
  • Carry out toolbox talks and regular reviews of Maintenance operative procedures.
  • Reviews Risk Assessments and method statements of in-house staff and contractors prior to work.
  • Issue permits to work and hot works permits as required.
  • Ensure that operatives have the correct PPE, Tools and equipment and have the relevant training, supervision and instruction to carry out their duties.
  • Assist in the preparation, implementation and monitoring of health and safety standards.
